Omni MLS is a subscriber-based multiple listing service for real estate professionals in Latin America. It began in Mexico in 2022 and runs on Cotality's Matrix platform. As of 2026, Omni has over 4,000 active members across 19 countries, from Mexico to Argentina.
When CRMLS announced reciprocal access on June 13, 2022, the Mexican system was "newly launched". On July 27, 2022, CoreLogic (now Cotality) announced the Omni MLS Matrix installation. This system serves all of Mexico, including 31 states and Mexico City. The operator is Omni MLS LLC.
Omni's model took inspiration from California. In a CRMLS release, CEO Ross Buck noted that Omni used CRMLS as a model for its operations. CRMLS CEO Art Carter joined the Omni board that year. The release highlighted a key issue: many local real estate markets in Mexico have little or no cooperation among brokers. Unlock MLS's Omni page summarises the solution: "Brings structure to markets where no national MLS exists."
Mexican associations have joined since. Omni calls itself "the National MLS of AMPI". An Omni press note on COPIM dates that agreement to August 23, 2023. Brokerages like CENTURY 21 México and Keller Williams México are also connected.
Omni's plan page lists over 70,000 total listings and reports 16,861 closed transactions in 2025.

Omni accepts four types of listings, but only one can reach your site. Here's how each type travels from Omni's open listings page:

Omni's open listings page announces: "New in Omni MLS! Now you can list exclusives and open listings in one place." Members can upload as many properties as they like, provided they hold the exclusive or "opción" (a non-exclusive listing). Omni states open listings make up 95% of real estate inventory in Latin America.
Agents don’t upload the contract but must prove exclusivity if questioned. Omni's 70,000+ count includes open listings, and its IDX rules keep open listings out of website feeds. Plan your site around Public Exclusives in Active or Pending status.

According to Omni, Public Exclusives are also sent to Realtor.com, Properstar, and JamesEdition (for listings over USD 500,000). The same Public Exclusive can appear on your WordPress site and those portals. Your advantage is the page on your domain: your branding, your lead forms, and your search.
One important rule: leads on a listing are handled "con el agente o broker que tenga la exclusiva" (with the agent or broker holding the exclusive).

Omni's home market, launched in 2022. The Matrix installation serves all 31 states and Mexico City. Plans are priced in Mexican pesos (see fees).
In a 2024 podcast, Dawn Lane of Bluewater Properties noted that the Costa Rican Association of Global Realtors leads the local Omni rollout. Omni doesn’t publish a price for Costa Rica and runs a local support line.
Membership is for real estate professionals only. You accept Omni's membership agreement to join. End clients never see owner information.
If you belong to an association like AMPI, you get a lower association plan, priced separately in pesos for Mexico and in dollars for the rest of Latin America.
US agents can join through Omni's NAHREP program, then complete the standard Omni onboarding. Details below.
Omni's NAHREP "Golden Visa" page outlines the process. Confirm your NAHREP membership, then finish the Omni MLS onboarding. Omni clarifies: "(This is a professional membership program, not an immigration or investment visa.)" Agents must be properly registered where they operate, including any necessary licenses and taxes.
Once you're in, Omni's plan FAQ states you can publish listings on your website. To join, use the online form in English or Spanish, or call sales or WhatsApp (numbers below). Confirm local requirements with Omni sales. Unsure which plan fits? Ask Omni sales before you build anything. Remember, your website feed relies on an active membership (see display rules below).
Omni charges a flat subscription based on member type and country, billed to your credit or debit card regularly. Longer billing periods come with lower monthly rates. VAT is included, and there are no forced terms: "Sin plazos forzosos. Cancela cuando quieras" (no forced terms, cancel whenever you want). Payments go directly to Omni and are separate from your MLS Import subscription. The figures below are from Omni's plan page.
Omni clarifies that the Trestle fee is "typically paid by the development company once per month, regardless of how many Omni MLS member clients use their platform." Cotality's FAQ also mentions an MLS license fee that "varies greatly by market." Omni does not publish this. These are three separate bills in two currencies, so there's no single total.
Fees may change. Confirm current Omni prices on the Omni plan page, and verify the full Trestle amount with Omni sales and in the Trestle FAQ before you e-sign.
Omni operates on Matrix from Cotality (formerly CoreLogic). Cotality's 2022 release states that the system works in both Spanish and English. It connects to third-party tools for association management, document management, e-signing, CRM, referral networks, floor plans, and lockboxes.

The RESO Certificates directory lists Omni MLS as Certified Current, dated November 16, 2022. Omni's data reaches external platforms through one door. As stated on its plugin page, "Omni MLS is served via Cotality Trestle."
Trestle is "Certified by RESO for Data Dictionary 2.0" and "RESO Platinum Certified for WebAPI 1.0.3," according to Cotality's Trestle FAQ. This is vital for your import. MLS Import maps fields through the RESO Data Dictionary, ensuring common fields align with the other MLS boards it supports. The route is the RESO Web API from start to finish.

These rules apply to every Trestle feed, including Omni. Cotality's guide on running Trestle at scale states that each photo comes as a public URL, and photo downloads share one request quota, separate from listing requests. Listing changes and photo changes have separate timestamps, allowing a sync to request only what has changed since the last run. Access tokens last up to 8 hours, as per the Trestle Web API docs.
MLS Import fits that model. It doesn't copy photos into your WordPress media library; images are served from the MLS source, minimising disk use and backups. It checks for changed listings every hour (see the refresh note in the display rules below).

Omni's listing sync page lists four ways agents input listings into Omni. Keller Williams México agents also have the KW México Command back office, linked to Omni.

Omni offers a self-service Trestle route as its Option 5, the custom Web API integration. You can begin the Cotality signup without waiting for support.
Omni's IDX page targets Option 5 at "Associations, large brokerages, or developers with their own technology team" and states setup time as "Weeks / months".
Hold an active Omni membership and know your Omni MLS ID.
Open the Trestle subscription wizard. Register as a Technology Provider, noting you are also the Broker and Agent. Have your MLS ID and company details ready.
Choose Omni MLS as your MLS, enter your Broker / MLS ID, and confirm via the verification email.
Select your offices: the primary one plus any extras.
Enter your primary contact and full legal company information.
Review and accept the Trestle Subscriber Agreement online.
Add a card, then start and e-sign the data-feed license to activate the connection. Trestle's e-signing contract collects signatures from all parties, including Omni as the data licensor. Cotality charges about USD 100 per month (see fees).
In MLS Import, select "Omni MLS South America by Trestle" and enter your credentials. Listings will then sync into native WordPress posts on your domain.
Omni approves it. In Trestle's model, the MLS is "the copyright holder and data licensor." Cotality's Trestle FAQ states that "Cotality is not a party to the agreement." The Trestle dashboard establishes an e-signing contract to gather signatures from all parties. Trestle also notes that MLS organizations often restrict some uses of their data. Omni's limits are outlined in the next section. Omni's plugin page advises members to confirm with the plugin provider that they can connect to the Omni MLS data feed, as "Coverage is the one thing that can block the whole setup."
Omni's IDX page sets three rules for any website displaying its data, with a fourth for photos.
"Only members with an active Omni MLS membership may display IDX data." If your membership is suspended or cancelled, Omni will automatically revoke feed access. Keep your payment method current, as the feed relies on that subscription.
Only properties with an Exclusive Listing Contract, in Active or Pending status, appear in the feed. Open Listings (Opciones) will not. If an agent wonders why a listing visible in Matrix isn't on your site, check its listing type first.
Omni licenses IDX data only for display on the member's website. Reselling, redistributing, or sharing raw MLS data with third parties is strictly prohibited. Omni's public site terms also ban scraping with robots, spiders, or crawlers. For listings on your own domain, the licensed feed is the way to go.
Omni's listing rules prohibit watermarks, signs, agency legends, and visible phone numbers in photos. These rules bind the listing agent who uploads the photos.
Refresh speed: changes are recorded in Omni immediately. However, how quickly your site reflects them depends on the platform syncing the feed. Omni mentions that some platforms refresh every hour, while others do so every 8, 12, or 24 hours.
Sold listings: Omni's IDX rules focus on Active and Pending listings. Omni's plan includes access to sold-property history. Check with Omni sales if sold data comes through the Trestle feed. MLS Import can import and keep sold listings where the MLS permits it.
No partner release outlines a website feed. These links allow members of one MLS to search listings from another within Matrix. The Miami Realtors release specifies that each MLS owns and operates its own database.
Each date links to the partner's release or a trade-press report.
"OMNI - Latin America" under Reciprocal MLS Access; notes that "You cannot enter, create, or update listings."
HAR subscribers see Omni listings; Omni members can access HAR listings.
Agents on these US MLSs can search Omni from their Matrix menu. The CRMLS, Stellar, and Miami releases describe access as reciprocal. The HAR report states that Omni members can access all HAR listings. The focus is on cross-border referrals. CRMLS mentioned in 2022 that both sides were creating a way for agents to refer clients across borders. Omni runs its own MLS Match referral network.
The Miami Realtors release clearly states: "The databases continue to be owned and operated by each individual MLS."
None of the releases in the table mentions licensing Omni data for a member's website. For importing Omni listings onto your own domain, you need your own Omni membership and a Trestle connection, as outlined in the credential steps above.
