The Naples Area Board of REALTORS is the REALTOR board for Naples, Florida, and people call it NABOR. Its full legal name is long: "Naples Area Board of REALTORS and Association of Real Estate Professionals, Inc." It is a Florida not-for-profit company.
Its history page says it was chartered in 1949 and calls this "a legacy of over 75 years". Its office is at 1455 Pine Ridge Road in Naples.
NABOR does not run the MLS by itself. A separate company does that job, and NABOR owns all of it. Members work in Matrix, the MLS system they use each day to list and search homes.
The rules for the MLS sit in one PDF. The current MLS Rules took effect on February 11, 2026. They say who can get a feed. They say what your site must show. They also set the fines. If you plan a site with Naples listings, this is the file to keep open.
The join page says: "MLS fees are the same regardless of the number of agents in the brokerage or the type of Membership you choose". Dues go to NABOR. The office application fee goes to M.L.S. of Naples, Inc., the company that runs the MLS.
What about agents? The Rules also allow billing by agent, and the waiver form names a per-agent "MLS Subscriber fee". That amount is not published. The join page lists broker and branch amounts only, and it has an Agent MLS-Only form. Need the agent amount? Ask NABOR Membership at [email protected] or 239-597-1666.
NABOR does not post a fee for a data feed on its site. Ask MLS Support before you build.
None of these fees are part of MLS Import. We bill MLS Import on its own, at 49 USD per month after the free trial.
Fees can change. We read them on October 18, 2026. Confirm at https://www.nabor.com/membership/join.
Some agents in a NABOR office use another MLS. Their broker is in the NABOR MLS, but they are not. NABOR has a form for them. It is called the MLS of Choice Waiver and Exhibit A. The form says it was last updated on April 2, 2018.
The form lists five terms. The agent must keep meeting all five:
1. A subscription to a different MLS where the principal broker takes part.
2. No active listings in the NABOR MLS.
3. No lockbox key.
4. No access to MLS listing data.
5. No use of MLS data to list or find homes.
If the waiver is taken back, the office pays the fees it missed. It also pays a "$250.00 non-compliance fee" for that agent. So check each agent before the office signs the form.
An office that starts the MLS before the 15th pays the full month. An office that starts on or after the 15th pays one-half (Rules, Section 6.3).
The Rules say: "There are no refunds of payments made for MLS services".
An office that stops the MLS for two months or less pays a reinstatement fee to return. The Rules print no amount. After more than two months, the office must apply and pay the application fees again (Section 6.1).
The MLS company's board sets the price list. It can bill the office, or it can bill each user (Rules, Article 6).
The Rules (Article XIX, Section 1) name the company that runs the MLS: "M.L.S. OF NAPLES, INC". They say "all the stock of which shall be owned by NABOR", so NABOR owns it, but it is its own company.
Why care? Its board approves the MLS price list (Rules, Article 6). And the MLS Rules decide what your site must show and what fines you can get.
Send your feed questions to NABOR's MLS staff. Start with Cindy Cornman, Director of MLS. The NABOR staff page lists 239-597-1666, ext. 242.
The Rules call NABOR's MLS "a voluntary MLS". That "means that participating offices may decide which individual listings they will file with the MLS". In plain words, each office picks which of its listings go in.
This means a listing an office keeps out of the MLS can't come to your site through the MLS.
One more rule sits next to this: the Clear Cooperation rule (Part 1, Section 17). It says: "Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS". So once a broker markets a home to the public, it has one business day to put it in the MLS.
Only an office in the MLS can ask for the feed. The Rules call that office a Participant. A web developer can do the work, but only for that office.
Its principal needs a valid Florida broker license. They are a REALTOR in NABOR or another board, or a non-member applicant. The 2026 Rules say the office must cooperate: share listing info and open homes to other brokers for showings.
To be in the Broker Reciprocity program, the office needs an active Florida broker license. An office that won't let its own listings show can't download, frame or display other offices' listings.
The office can ask the MLS to send its feed to a designee, like a web developer. The Rules say the designee may use the feed only for that office, and only on its behalf.
An agent needs a primary or secondary membership with another Florida board. The broker must apply and subscribe first. The agent also needs a current Letter of Standing from their main board.
The 2026 Rules allow a VOW, a sign-in site for buyers. The MLS "may not charge an AVP" (a vendor running it for an office) more than an office running its own VOW, unless serving the AVP costs more.
REALTOR (principal): the main member type.
Secondary REALTOR: for REALTORS whose main board is another one.
MLS-only access: MLS use without full board membership.
See all types on the membership types page.
Be a NABOR MLS Participant. The office needs a Florida broker license. It needs an approved NABOR MLS application. That comes with the $300.00 office application fee (see the fees above).
Open a support ticket with MLS Import. Our support team tells you which approval you need. It also tells you which credentials to get. Then you know what to ask NABOR for.
Ask NABOR MLS for the feed. The office names its developer as its designee. NABOR's Rules say the MLS must act within five business days. Some cases get an estimated date instead. Ask MLS Support how to request the feed.
Sign the forms NABOR requires. The office signs "any contracts, forms, and documents that MLS requires for the Broker Reciprocity Program". Any third party it uses must sign them too.
Add the credentials to MLS Import. Enter them in the plugin. Then pick the fields you want to import.
Register your site. NABOR's Rules say to tell the MLS your domain within 5 business days after your site first shows listings. Give the MLS direct access so it can check the site.
MLS Support: 239-597-1666. Ask for Cindy Cornman (ext. 242), Giselle Abreu (ext. 261), Alice Leonard (ext. 255) or Amanda Turner (ext. 251). See all contacts.
NABOR members use Matrix to list and search homes. The MLS Resources page has Matrix guides and the member sign-in link. The MLS FAQ has more Matrix tips. Matrix is made by Cotality, and it is the tool for agents. Your website does not read from Matrix. It reads from a data feed.
RESO sets the data standards that MLS feeds use. It keeps a list of who passed its tests. That list is the RESO certification registry. The registry data we read was synced by RESO on October 5, 2026.
It lists NABOR's MLS as "Certified Current" for two standards. One is Data Dictionary 1.7. That standard names the fields, like price and beds. The other is Web API Core 2.0.0. That standard is how a site asks for the data. RESO's registry lists Bridge Interactive as the certified Web API provider for NABOR's MLS.
The NABOR Rules name RESO too. Section 18 covers a feed of an office's own listings. The MLS must send it to the office or its designee when asked. That feed "must be in compliance with RESO Standards".
The Rules say an IDX feed must refresh at least every 12 hours. MLS Import does more than that. It syncs every hour. Each hour it pulls only what changed. Each day it removes listings that left the MLS.
MLS Import also brings each listing in as a real post on your own domain. It is not a frame from some other site. Your theme shows it. Your search finds it. Search engines can find it on your site too. Photos load straight from the MLS or its CDN. They are not downloaded to your site.
The Rules (Article 20) set what the MLS must send when an office asks for a feed.
All active listings. At least three years of sold data, starting from January 1, 2012. Pending sales that are not confidential. Sold listings can be dropped if the sold data "is not publicly accessible".
Any listing whose seller asked that the listing or its address stay off the internet.
You can mix NABOR listings with feeds from other MLSs. You need rights in those MLSs. The Rules waive this for the Southwest Florida MLS and for MLSs NABOR shares data with.
These come from Article 20 of the MLS Rules, effective Feb 11, 2026. The older Broker Reciprocity rules (2018) are still on the NABOR site. Go by the 2026 Rules.

Your listing pages must refresh at least every 12 hours. MLS Import checks for changes every hour.
Show your firm's name "in a readily visible color and typeface". Show the listing firm and its email or phone "in a reasonably prominent location". Its type can't be smaller than the median type on the listing.
If your site shows comments or home value estimates, a seller can ask you to turn them off on their listing. You must do so. And you may not use IDX listings "for any purpose other than IDX display".
Register each domain with the MLS "within 5 Business Days following the initial display" (Section 20.2). The office must tell the MLS it shows listings. It must give the MLS direct access to check the site.
While it handles a feed request, the MLS may review how the office and its vendor use the listing data. If it does, it must give an estimated date for a yes or no.
The Rules give you 15 business days to fix a Broker Reciprocity (IDX) error before a fine.
The fine list (Appendix 1) starts at $250.00. Some fines are automatic. Got a violation notice? The MLS FAQ says to contact [email protected]. It names Cheyenne Luckey, MLS Compliance and Support Specialist.
NABOR's own papers name a bigger system: the Southwest Florida MLS. The Rules' copyright notice cites "the constituent organizations of the Southwest Florida MLS". NABOR has a form to move listings in the Southwest Florida MLS. It has a field glossary for it. Its market stats count homes "within the Southwest Florida MLS".
On July 17, 2025, FGC MLS (part of the Royal Palm Coast REALTOR Association) put out a press release. It said FGC MLS launched its own Matrix system and database with Cotality. The goal was to "elevate and expand the longstanding data share" among Bonita Springs-Estero REALTORS, NABOR and FGC MLS. The release names "a fully bilateral data share". It also lists, as a top priority, "completing the project without placing any cost burden on Southwest Florida partners".
The NABOR Rules also let an office mix NABOR listings with other MLSs in the Southwest Florida MLS. The same goes for any MLS that NABOR shares data with. The office does not need to take part in those MLSs. Bonita Springs-Estero has its own page here. See the Bonita Springs-Estero MLS page.
We can't tell you if the NABOR feed holds the shared listings from these partners. No NABOR page says. Ask NABOR MLS Support before you build. Ask this: "Will my feed include Bonita Springs-Estero and FGC MLS listings, or only NABOR listings?"
Need listings from more than one board? MLS Import 7.2 lets one WordPress site show listings from more than one MLS board. If a home is in both feeds, it shows once. MLS Import matches the two by street address, unit and city. It shows the copy from the connection you ranked higher.
NABOR's August 2026 market report came out on September 25, 2026.
What do these count? The stats cover "Collier County (excluding Marco Island)". NABOR counts them through the Southwest Florida MLS.
They show market activity. They are not a count of the listings in your feed. Marco Island has its own association record at RESO. NABOR posts no county or city list for the feed. So ask MLS Support to confirm your town before you build.
NABOR puts out a market report each month. Each monthly release has a Spanish infographic. Some months also have a Spanish report, like March and June 2026. The stats page posts a 2026 release calendar. Find the reports and the calendar on the NABOR market stats page.
NABOR is the Naples Area Board of REALTORS in Naples, Florida. NABOR runs its MLS through a company it owns, M.L.S. of Naples, Inc. Members use that MLS in Matrix.
Yes. The RESO certification registry lists NABOR's MLS as "Certified Current" for Data Dictionary 1.7 and Web API Core 2.0.0. MLS Import uses the RESO Web API and lists NABOR as a RESO-certified MLS.
Yes, if your office is a NABOR MLS Participant and the MLS approves your feed request. MLS Import then brings the listings in as real posts on your own domain. Your theme shows them, and they sync every hour.
Your office must be a NABOR MLS Participant. Open a ticket with MLS Import first, and support tells you which approval and credentials you need. Then ask NABOR MLS Support for the feed and name your developer. NABOR's Rules give the MLS 5 business days to act, or an estimated date in some cases. Sign the forms it asks for.
NABOR's join page lists $870.00 every 6 months for the Broker MLS and Office MLS. A primary broker also pays $544.00 per year in dues. The Rules allow agent billing too, but that amount is not published. NABOR posts no data feed fee, so ask MLS Support. MLS Import costs 49 USD per month after a 30-day free trial.
An office that is a NABOR MLS Participant with an active Florida broker license. A web developer can run the site as the office's designee. But the developer may use the feed only for that office. A developer can't get the feed on their own. MLS Import needs valid MLS-approved credentials. It does not replace MLS approval.
A July 2025 FGC MLS press release names a data share among Bonita Springs-Estero REALTORS, NABOR and FGC MLS. We can't confirm that your feed includes the shared listings. Ask NABOR MLS Support. If you need more than one board, MLS Import 7.2 can show more than one MLS on one site.
The Rules set the least the feed must hold. That is all active listings and at least three years of sold data, starting January 1, 2012. It also holds pending sales that are not confidential. Listings from sellers who said no to the internet are left out. MLS Import imports the fields you pick.
The NABOR Rules say your site must refresh at least every 12 hours. MLS Import syncs every hour. Each hour it pulls only what changed.
Join the MLS first. Then connect it with MLS Import. The phone extensions below come from the NABOR staff page.
