About the MLS

About MLS United

MLS United, LLC is the single MLS for Mississippi. It was founded in 2021, with its bylaws approved in August 2021 (Bylaws). Three REALTOR groups came together to create it. This MLS is open, meaning you don’t need to be a REALTOR to join.

The groups involved were the Gulf Coast Association of REALTORS, Central Mississippi REALTORS, and Northwest Mississippi REALTORS. They aimed to build a new MLS with "more data, more services, and more access." This MLS replaced their three previous MLSs (MLS United FAQ, 2021).

MLS United operates one database, not a data share between separate MLSs. This allows members to see all the data for the entire area. A Board of Managers oversees the MLS, made up of nine members appointed by the Member Associations (Bylaws). Joe Rogers serves as the CEO (MLS United staff). The office is located in Ridgeland.

MLS United reports over 7,000 users (MLS United vendor sheet, Spring 2026). It has more than 160,000 listings since its launch and holds over 730,000 historical records (The MLSU Story). These numbers reflect totals over time, not current homes for sale.

The data is ready for websites. RESO certifies its Web API (RESO certificates). That's the same RESO Web API that MLS Import reads.

2. The bill comes 45 days before it is due.
3. Bills are payable as of February 15 and August 15.
4. Pay by April 1 or October 1 to avoid suspension and a reconnect fee.
5. Auto-draft runs on March 1 and September 1 (MLS United Billing Checklist).
6. MLS service fees are not refunded.
7. The Participant is responsible for the bill. Subscribers get billed as a courtesy.

Data feed fee

MLS United does not list a data feed fee. Its fee policy says to contact [email protected] "for API data access fees."

Your cost stack

1. MLS United dues: $370 per 6 months, or $270 on the Owner/Partner tier (fee policy).

Under the hood

The platform behind MLS United

Flexmls and your login

MLS United Access

MLS United runs on Flexmls. Members sign in once on a dashboard. From there, you can access the MLS and your tools. You can also sign up for training and events, and view or pay your bills. The "Login" link on mlsunited.com takes you to the login page. For help, call MLS United at 601-755-6578.

The Data Feed

The feed uses the RESO Web API. RESO lists MLS United (M00000070) as Certified Current. This covers Data Dictionary 2.0 and Web API Core 2.0.0. All three test reports ran on the Spark API from FBS (see RESO certificates here).

MLS United's vendor sheet states it has "two API platforms." It is also "recognized for leadership in RESO Web API adoption" (vendor sheet here). For your site, the route is Spark. MLS Import reads the feed using one Spark token. No coding is required.

Tools in Your Subscription

Your MLS United subscription includes tools like RPR, ShowingTime, Zipforms, and CloudCMA at no extra cost. Check the full list on the MLS United products page (here).

Credentials

How to Get MLS United API Credentials

Getting MLS United Data via Spark API

MLS United data comes through the Spark API. Spark offers a RESO Web API. MLS Import connects with Spark using one token. Here’s the process, in Spark's order.

1
Sign Up on Spark:

Register as a developer for free. Your account activates within 3 business days. You’ll then receive demo keys. Note, demo data is not the same as live data.

2
Choose Your Role:

Select IDX, VOW, or Private (back office). This must match your data usage. Refer to the next section.

3
Access the Spark Datamart:

Log in and search for MLS United. First, add a payment method. Not all MLSs have data plans. If you find one, select "Purchase with approval."

4
If No Plan Exists:

Apply to MLS United. Email [email protected] or use the IDX/API Application. Explain what you’re building, who will see the data, and your role. Include your Flexmls username, or request a "generic agent" key.

5
Wait for Approval:

The MLS decides on key issuance. If you’re on the plan path, MLS United will get an email for approval. Your key will arrive via email.

6
Connect MLS Import:

In MLS Import, select "MLS United via Spark." Paste your Spark access token. Then, submit a support ticket. We will activate MLS United for your site.

What the Form Asks

The IDX/API Application requests:

1. Your company name and the developer's name
2. Your address, website, email, and phone number
3. Your years of experience in real estate tech
4. How you plan to use the feed
5. A product description and a screenshot
6. The type of access: IDX, VOW, Back Office, or Other
7. Spark API or Bridge API, and whether you have an account there

The form is designed for vendors. If you’re an agent or broker, ask [email protected] which path suits you.

Cost on the Spark Side

Signing up is free. After accessing data from your first MLS, Spark charges $50 a month per MLS. Additional keys for one MLS incur no extra cost (see Spark FAQ). Inquire at [email protected] about MLS United data fees.

Access roles

MLS United IDX, VOW, or Back Office: Choose Your Access

IDX: Public Site

IDX displays listings to anyone visiting your site. MLS United's Rules state you must refresh data at least every 12 hours (Rule 18.2.5). MLS Import checks for updates every hour by default.

VOW: Behind a Login

A VOW shows listings only to logged-in visitors. The same rules require refreshing at least every 3 days (Rule 19.9).

Back Office

This access is for your internal tools. The public cannot see it. Spark refers to this role as Private.

IDX is available to Participants in the brokerage business. They must permit other Participants to display their listings (Rule 18.2). Inform MLS United of your intent to show listings, and grant MLS direct access to audit your site (Rule 18.2.1). Non-principal brokers and sales licensees under IDX Participants can also show IDX on their sites, with their Participant's consent (Rule 18.3.5).

If you belong to another MLS, you can combine its feed with MLS United, provided you have rights there. Keep each source distinct. Do not alter other members' listings (Rules 18.2.10 and 18.2.11).

In short, if the data is public, "you'll almost certainly need an IDX API key." For an open MLS Import site, that means IDX.
Display rules

What Your MLS United IDX Site Can and Cannot Show

MLS Import brings listings in as real posts on your domain. Thus, these MLS United rules apply to your pages (Rules and Regulations, amended 06/09/2026).

You Must Show

1. Your brokerage name (18.2.7).
2. The listing firm. Include the listing Participant's email or phone (18.2.12).
3. The listing agent (18.3.4).
4. The MLS as the data source (18.3.7).
5. A note stating the data is "for consumers' personal, non-commercial use" (18.3.8).
6. A note indicating the data is "deemed reliable but is not guaranteed accurate by the MLS" (18.3.8).

You Must Not Show

1. Expired or withdrawn listings (18.3.12).
2. Seller or occupant names, phones, or emails (18.3.13).
3. The type of listing agreement (18.3.1.1).
4. Private fields, such as showing notes (18.3.1).
5. Any field not marked for display by the MLS (18.3.1).
6. Other members' IDX listings from offices without rights in this MLS (18.3.10).

What Sellers Control

Opt-out A seller can keep a listing off the web by using the Seller IDX Opt-Out Form (18.2.3).
No Comments A seller can disable comments and reviews on their listing (18.2.8).
No Value Estimate A seller can turn off the automated value estimate (AVM) on their listing (18.2.8).

The MLS determines how many listings one search can return. It cannot set that below 500 listings or 50% of IDX listings, whichever is fewer (18.3.9). Participants can also select which approved external sites display their listings (participants page).

Breaking the 18.3 rules can result in losing IDX status immediately. You can apply again after 30 days.
