Baldwin REALTORS' MLS moves from Paragon to Perchwell at cutover on August 3, 2026, 9:00pm CT.
If you are scoping a Baldwin County listings site, that date is the first thing to write down.
Perchwell is the incoming system. Baldwin REALTORS announced the selection on September 4, 2025, replacing the Paragon-based system the association had been running. Training started in April 2026, with Perchwell live in read-only mode alongside the legacy system so members could learn it without touching production data.
Perchwell's own Baldwin conversion center lists rollout milestones on April 27, May 18, June 1, and July 20, 2026, then puts cutover at August 3, 2026, 9:00pm CT, with Paragon retired at that moment. That date is the hinge for anyone integrating listing data. Before it, a credential request may still have routed through the legacy system.
From August 3, 2026 onward, Perchwell is the platform answering. Write it into your project notes: every credential question below turns on which side of that date you are standing.

Perchwell's conversion center tells members their IDX website and software will remain operational during the transition, and an adjacent answer scopes that to most existing integrations rather than all. So a site already pulling Baldwin listings is not expected to go dark on August 4. That word "most" is doing real work, though, so confirm your own connection instead of assuming it is covered.
The RESO Web API is still the right thing to build against either way, because you are targeting a documented field structure rather than one vendor's private schema. Field names arrive from the RESO Data Dictionary, so an import task is mapped against the standard rather than against whichever product is serving the data that quarter. Where Baldwin's registry entry sits after cutover is a separate and still-open question, and the certification section below is where it gets answered.

Perchwell's conversion center is the only public document covering this transition in any detail, and it is written for members learning a new search tool rather than for anyone requesting a data feed. It publishes no direct login URL.
What it says instead is that the Perchwell icon appears in your membership portal once mandatory training is done, which means there is no member-facing address to bookmark ahead of time and no way to look at the new system before your training slot comes up. If you were planning to hand a client a link on day one, better to know that now than on August 4. Third-party data access is a different question, and the conversion center does not answer it at all. That is the next section.

The brand is Baldwin REALTORS. The legal entity is still Baldwin County Association of REALTORS, Inc., EIN 63-0762664, and that is the name on its IRS 990 filings. Same organization, two names, both in active use. So an old vendor form or the association's own April 2015 MLS rulebook carrying the longer title is not pointing at a second MLS.
The rebrand is datable. A January 24, 2020 archived snapshot of baldwinrealtors.com carries the page title "Baldwin County Association of Realtors." The March 2, 2020 snapshot carries "Baldwin REALTORS." The public name changed inside a five-week window in early 2020, and the corporate name never followed it.
The association is headquartered at 23280 County Road 65 in Robertsdale, and its 2025 announcements put membership at 3,000-plus REALTORS. It describes itself as "the source for real estate in Southern Alabama" and as one part of a three-way partnership with the Alabama Association of REALTORS and NAR. Baldwin's own intake form asks whether you also wish to join the Alabama Association of REALTORS, and states plainly that it is not a requirement.
What the RESO registry says today: Baldwin REALTORS (known as Baldwin County Association of REALTORS before its 2020 rebrand) is Certified Current under UOI M00000022, on an entry dated October 13, 2022. RESO has published nothing about where that entry lands after the platform change, so confirm the current position with the association before you commit to a build date.
The MLS covers Baldwin County, Alabama: Gulf Shores, Orange Beach, Fairhope, Daphne, Spanish Fort, Robertsdale, Foley, and Bay Minette. Baldwin County sits on the eastern shore of Mobile Bay, with the Gulf along its southern edge and the Florida line to the east. The communities that come up over and over in Baldwin REALTORS' own material are Daphne, Fairhope, Spanish Fort, Foley, Gulf Shores, Orange Beach, Robertsdale, and Bay Minette.
Baldwin's MLS data does not behave like a single market, and the county's own reporting reflects that. Gulf Coast Media's recurring Baldwin County housing report splits the numbers into a Resort Area market, meaning the Gulf Shores and Orange Beach coastal corridor, and a Traditional Residential market for everything inland. The May 2026 report puts the resort-area average sales price at $745,746, up from $702,436 in May 2025, on 240 closed sales against 197 a year earlier.
Traditional Residential came in at $416,048 average, up from $401,866, on 57 days on market against the Resort Area's 114. Those are two different buyers in two different price bands, and they do not move at the same speed. If you are planning city landing pages, that split is the thing to design around before you write a single template.
MLS access at Baldwin REALTORS draws from a wider pool than full REALTOR membership. The April 2015 rulebook's own phrasing is "Active Members and Non-Member licensees of the Association," and the structure underneath follows the standard NAR two-tier model.
Participants are brokers. They hold the MLS participation, they offer the listings, and the MLS rules bind them directly.
Subscribers are the agents and licensees working out of a Participant's office, reaching the data through that broker. If you are an agent, your access flows through your broker's participation. Worth knowing before you promise a client a feed you do not personally control.
Membership and MLS participation are treated as separable. The rulebook explicitly contemplates MLS participation without Association membership where the law permits it, and Baldwin's own pricing tool backs that up with MLS Only categories for brokers and for agents or appraisers. That route is narrower than full membership by design: no SentriLock, no Forewarn, no education discounts, no forms access, and no event or committee participation.
Get started today: if all you need is data access for a website build, ask about the MLS Only categories by name when you call, rather than starting a full membership application you may not need.
Certified Current, UOI M00000022, dated October 13, 2022 on RESO's certification registry. RESO requires an MLS to pass both Web API and Data Dictionary testing before it publishes a certification, so that row means a standards-based Web API was tested, not just advertised. RESO's blog also records a Data Dictionary 1.4 Silver certificate for the association's MLS covering April 2017 to April 2018.
Read the registry legend closely before you lean on it, though. Certification is granted to an applicant whose system passed technical testing, and the system that passed is the one retired on August 3, 2026. RESO has published nothing about where Baldwin's entry sits afterward. Treat October 13, 2022 as what is known and confirm the current position with the association, rather than assuming either outcome.
The incoming vendor has its own record on the standard. Perchwell markets a native RESO Web API and launched one in January 2024 for the Residential Listing Service, run by the Real Estate Board of New York. REBNY's RLS is a listing service, not an MLS, so treat it as vendor experience rather than a like-for-like precedent.
The practical read for a site owner: certification is what makes field mapping predictable, because data arrives in the RESO Data Dictionary's shared field names instead of a vendor's private schema. That is how RESO Web API access works on our side too. What the registry row does not give you is the granular endorsement breakdown, which Data Dictionary version and which Web API Core version the certification covers. If your build depends on a specific field set, ask the association directly.
No approval workflow or turnaround time is published anywhere we could reach. So the process is a conversation rather than a signup page, and the timing of that conversation matters, because the platform answering it changed on August 3, 2026.

On that call, confirm two things: which platform issues your credentials now that Perchwell is the system of record, and where the RESO registry entry stands after the August 3, 2026 change.

Baldwin REALTORS' MLS and Gulf Coast MLS are two different systems. Gulf Coast MLS is operated by the Mobile Area Association of REALTORS and carries its own RESO registry entry, UOI M00000018, Certified Current. Baldwin's is M00000022. Neither absorbed the other, and no documented data-share links the two.
The overlap is real, though, and it runs both directions. The Mobile Area Association of REALTORS runs an area guide on its own site with "Baldwin Co." as one of its entries, alongside West Mobile, Dauphin Island, and Washington County, each carrying a property search link. That is a consumer area guide rather than a statement of MLS jurisdiction. But a Mobile-based association pointing buyers at Daphne is not nothing.
Coming the other way, Baldwin's April 2015 MLS rules carry a data-entry instruction for property outside the county: the PPIN field tells a member to enter MOBILE for a Mobile County listing, or ESCAMB FL for a property across the Florida line in Escambia County. That is a field instruction rather than an eligibility rule, and it sits in the same 11-year-old document as the Baldwin County scope. Still, a rulebook that tells members how to code a Mobile County listing expects a few of them.
For Baldwin County proper, Baldwin REALTORS' MLS is the primary source. It is the county-scoped system by its own rules, and it is the system Baldwin County's own newspaper cites by name for county housing statistics, as recently as the May 2026 report. If your site sells Gulf Shores, Orange Beach, Fairhope, or Daphne, one connection to Baldwin REALTORS is the right build.
For the combined Mobile and Baldwin metro, one feed is not enough. A brokerage spanning both counties, or a portal reaching into the city of Mobile, needs both Baldwin REALTORS and Gulf Coast MLS. Listings can be entered on either side of that county line, and no single unified feed guarantees complete coverage of both.
MLS Import connects one MLS per site. A site scoped to Baldwin County needs exactly one connection. A site covering the full metro needs two separate credentials, one from Baldwin REALTORS and one through the Mobile Area Association of REALTORS, and the clean WordPress model for two feeds is two site setups rather than one install holding both.
Two credential requests, two builds, two subscriptions. If that is not in the budget, pick the county your business actually closes in and build that one properly.
Two separate bills, on two separate calendars, and neither amount is published as a static figure.
The structure is clear enough from the association's own pricing calculator.
Two distinct annual obligations, not one bundled charge, billed by role. The calculator's own categories are Qualifying Broker; Agent, Associate Broker, or Appraiser; Affiliate; MLS Only Broker; and MLS Only Agent or Appraiser. A one-time Alabama application fee and a Baldwin REALTORS application fee apply when you first join, and they come back only if you let a membership lapse more than 90 days before rejoining.
Optional lines sit on top: Alabama Association of REALTORS membership, which the form says outright is not a requirement; two separate ARPAC contribution questions, one at $35 and one at $125, answered independently rather than as a choice between them; and a Baldwin REALTORS Foundation donation.
The calculator computes dues, MLS fees, and application fees dynamically from your answers instead of printing a static table, so there is no schedule anyone can quote. Run it, or call the association. And do not borrow the Mobile Area Association of REALTORS' figures to fill the gap: different organization, different MLS, and a right number on the wrong entity is just a wrong number.

What is new in Gulf Coast Media's May 2026 report is the gap in speed, not the prices. Resort Area days on market edged up to 114 from 113 a year earlier, while Traditional Residential fell to 57 from 66. Prices and sales volume for both segments are in the coverage section above.
Two things follow for a WordPress build. Your price filters have to handle a spread running from inland inventory averaging just over $416,000 to a coastal average near $746,000, because one price band cannot serve both segments well.
And the two halves turn over at very different speeds, so an hourly sync earns its keep on the inland side even where the resort corridor moves slowly enough to forgive a lag. If you are building a single search template for the whole county, that divergence is the thing it has to survive.
