Put Intermountain MLS (IMLS) listings on your own WordPress site. Each one is a real page on your own domain. MLS Import syncs changed listings every hour. IMLS sends its data through Bridge. You ask us to turn on the link with a ticket.
The full name is Intermountain Multiple Listing Service, Inc. It goes by IMLS. It runs the MLS from Boise, Idaho. HousingWire calls it "the largest multiple listing service in Idaho." Its 2025 application forms list the local boards its members belong to.
Agents list and search homes in Paragon. In 2016, IMLS was "a wholly-owned subsidiary of Boise Regional REALTORS." That is how WAV Group put it in 2016. A WAV Group post from November 2025 says IMLS serves "one shareholder association and six association customers."
IMLS moved to its office on Emerald Street in Boise on December 1, 2020. Boise Regional REALTORS shared the date in a notice. IMLS also makes a clear promise on its About page. It says, "We keep your information secure and never sell data to third parties."
Richard Gibbens became CEO on March 30, 2026. WAV Group and HousingWire both shared the news in February 2026. The IMLS About page now lists him as CEO. Before IMLS, he was CEO of Bluegrass REALTORS in Kentucky. Before that, he ran Southwest MLS in Albuquerque as its Executive Director. In HousingWire, he said the IMLS board sees the need for "strategic innovation, including AI-driven tools and analytics." Willis Stone is the 2026 board president.
Yes. The IMLS IDX page says, "Access to IMLS listing data is available via Bridge Web API." RESO lists IMLS as Certified for both the Data Dictionary and the Web API. MLS Import lists it as "Intermountain MLS via Bridge." We turn it on when you open a ticket.

IMLS reaches across the state line into Malheur County, Oregon.
Cities: Ada County areas include Boise, Meridian, Eagle and Kuna. The IMLS Area Field FAQ says the Paragon "Area" field is being removed. So set up your search by city or ZIP. See the news below.
The 2023 IMLS county map also shades Clearwater and Lewis counties. It shades part of Washington state too: Asotin County and the city of Pomeroy. If your county is not on the lists above, ask IMLS at 208.376.4657 before you plan your site.
IDX is open to IMLS participants who are REALTORS and work in brokerage. They must also let other brokers show their listings (Rule 18.2).
Non-principal brokers and sales licensees may show IDX on their own sites. Their participant must agree and keep control (Rule 18.3.3).
Agents and brokers fill out the broker authorization form in BAM. BAM is on the IMLS Gateway. The IDX opt-out form is a different form. It blocks display of a broker's listings. It must be signed by the designated broker.
Ask IMLS in writing. It then grants an IDX license under a License Agreement (Participant Agreement, section 3). IMLS does not have to license a vendor that signs none.
A broker can block all display of their listings. Then that broker may not download, frame or show other brokers' IMLS data (Rule 18.1). Tell IMLS you plan to show IDX. Give it direct access to check your site (18.2.1).
Pick the form for your role on the IMLS join page. There are forms for agents or appraisers, admins, appraiser trainees, home inspectors and offices.
Email the form to [email protected]. Call 208.376.4657 with questions.
Take the IMLS New Member and Rules Orientation. The July 2026 New Member Packet says all new agents must take it within 60 days.
To enter listings, take the Input & Maintenance class first. Your broker signs the security form.
Does your broker belong to more than one MLS? Then you may join any of them. If you skip IMLS, IMLS needs a Letter in Good Standing from your other MLS.
Is your brokerage licensed in Idaho and in Washington or Oregon, and in IMLS? Then you join just that one. If not, join two brokerages in IMLS, one per state. The IMLS two-state flowchart bills $100 for each.
You pay these dues to IMLS. They are not part of your MLS Import plan, which we bill on our own. IMLS bills dues each quarter.
Pay by the last day of the first month of each quarter: January 31, April 30, July 31 and October 31.
If you don't pay, IMLS suspends you on the 1st of the next month. It adds a $50 fee.
For Q4 2026, auto pay runs on October 19. Dues are due October 31. A failed AutoPay card costs $10. Dates come from the July 2026 New Member Packet and the IMLS Hub.
Your REALTOR association bills its own fees. For example, Boise Regional REALTORS lists a $100 application fee, in effect since January 2025 (BRR fee schedule). For other associations, ask them.
IMLS may change fees with 30 days of written notice (Participant Agreement, section 5). Fees may change. Confirm at imlsmembers.com. Last checked October 15, 2026.
For a public WordPress site that shows active listings, the feed you want is IDX.
The IDX page lists these as vendor costs. Ask IMLS who is billed for a site you build yourself.
1. You build your site with a plugin. Who is billed the IDX fee: the broker, the vendor, or both?
2. Does the plugin company need to sign the Vendor Information and Billing form?
3. How long does approval take? Who has to act?
4. Does the IDX feed still carry the "Area" field?
Who to ask: [email protected] or 208.376.4657.
Vendors with special data requests also write to [email protected]. Brokers who don't want their listings on other sites fill out the IMLS opt-out form.
You can also book a one-hour live onboarding call. Our support page has both the ticket and the call. For more on steps 4 and 5, read the Bridge credentials guide. Ask IMLS how long approval takes.
What you pay for the feed is set by IMLS. None of it is billed by us.
Be an IMLS participant, or a subscriber under one. You must be in good standing. See who can show listings above.
Agents and brokers fill out the broker authorization form in BAM. IMLS says to "Set up through BAM (Bridge Interactive) on IMLS Gateway." Our Bridge guide says the designated broker has to sign or enable access on most boards.
Email [email protected]. Ask if you also need a vendor form or a License Agreement.
In Bridge, set up your API app. Open Data Access and ask for the IMLS dataset. Then wait. People at the MLS check each request. It is not automatic.
Copy the Server Token. Do not limit the token to one IP address while you set up.
Sign up at MLS Import. Pick "Intermountain MLS via Bridge" from the list. Add your token.
Go to Support Tickets in your MLS Import account. Click Add ticket. Pick the category "Manual MLS activation." We usually reply within one business day.
Join IMLS to unlock your feed. Then connect it with MLS Import.
From the IMLS contact page.
IMLS runs on Paragon. Members open it from the IMLS Gateway at www.paragonimls.com. There is also a direct link: https://imls.paragonrels.com/ParagonLS/Default.mvc. Both come from the July 2026 New Member Packet. The IMLS Mobile page names three apps. They are Paragon Connect, Homes Pro and RPR.
Members reach the Gateway through the IMLS member site, imlsmembers.com. The IMLS member site sends sign-in through Clareity, a single sign-on tool. The New Member Packet says the Gateway lets you "Access all system and software programs." You pay dues there. You also update your member data there. For sign-in trouble, write to [email protected].
Paragon is the system members use to list and search homes. Your website gets its data another way. The IMLS IDX page says listing data comes through the Bridge Web API. First, your broker fills out the broker authorization form in BAM. Then IMLS approves your request in Bridge.
RESO lists IMLS as Certified for both the Data Dictionary and the Web API. MLS Import pulls listings through that Web API. It syncs changed listings every hour.
A change IMLS makes in Paragon reaches your site only if it reaches the feed. Two recent changes show why that matters. Coming Soon listings now have an Activation Date. IMLS is also removing the "Area" field. Ask IMLS how each change shows up in the feed before you build pages on it.
These rules come from IMLS IDX Rules and Policies, Section 18, and the VOW rules in Section 19.
1. Refresh listings at least once a day (18.2.5). MLS Import syncs changed listings every hour.
2. Show the approved IMLS icon. A line on the first screen with listings must say it stands for Intermountain Multiple Listing Service listings (18.3.4). Ask IMLS where to get the icon.
3. Put this line on every search result and listing page: "Information provided by IMLS is deemed reliable but not guaranteed." Also say the data is for consumers' personal, non-commercial use (18.3.5).
4. Show your own brokerage name and a phone number (18.2.7). Also show the listing firm and an email or phone from the listing broker (18.2.11). Use text no smaller than the middle size of the listing text (18.3.2).
5. Short displays of 200 characters or fewer may skip these details. They must link straight to a page that has them all (18.3.2).
6. Pick listings only by fair, plain facts such as place, price or property type (18.2.4). Never change other brokers' data (18.2.10).
7. If you add your own data beyond the MLS data, give people a way to report errors in it. Fix or remove false data when the listing broker tells you (18.2.9).
8. Turn off comments and value estimates on a seller's listing when asked (18.2.8).
1. Sold prices, or expired and withdrawn listings. IDX is for active listings only (18.3.6).
2. Another agent's pay. If you show it, IMLS removes the IDX data from your site (18.3.1).
3. Seller or occupant names, phone numbers or emails (18.3.7).
4. Private fields, such as showing notes and security info. Show only the fields IMLS allows (18.3.1).
5. Listings or addresses a seller told their broker to keep off the internet (18.2.3).
Visitors sign up with a name and a valid email. They accept your terms. Each one gets a unique login.
Passwords must be changed or confirmed every 90 days (19.18). Keep records for at least 180 days (19.3b). Fix wrong data within 48 hours (19.8).
Take steps to stop scraping (19.5). Sold data is a VOW matter, and it stays behind the login (19.1).
Keep a record of what visitors do on your site. IMLS calls it an audit trail (18.3.9). Use security such as firewalls. IMLS can't require more than it uses itself (18.3.8). Use IMLS data only to show listings. Never pass any of it on to anyone else (18.2.2, 18.2.6). For how our plugin handles these fields, see IDX compliance on MLS Import.
A broken IDX rule (Section 18) is a Level 2 violation. The first offense costs $500, per the IMLS violation chart.
The rule Goes into the MLS within one business day after public marketing begins.
For your site The usual listing you show.
The rule Good for 14 days. Then it shows as New for 3 days, then Active. It can't come back until 30 days off market. Showing the home while it is Coming Soon can bring a fine up to $1,000.
For your site Ask IMLS if Coming Soon listings come in your IDX feed.
The rule One of the five listing types in the IMLS Listing Quick Reference Guide.
For your site Ask IMLS if the feed carries it.
The rule No public marketing. No yard sign. No showings to agents outside the brokerage.
For your site Keep these off your public site. Marketing one can bring a fine up to $1,000.
The rule IMLS says these "Will disseminate to 3rd party sites."
For your site Ask IMLS how the feed handles them.
IMLS added a new field for Coming Soon listings. It is called Activation Date. The IMLS Coming Soon Activation notice says it went live on July 28, 2026. The field tells the MLS and BrokerBay when the listing should go Active. It also sets the first day showings may start.
Before this, each Coming Soon listing used a 14-day wait by default. Now the agent picks the date. In June 2026, IMLS also put out version v9_06_2026 of its Status Disclosure Form. That form says a Coming Soon listing can't be entered again until it has been off market for 30 days.
What does this mean for your site? Coming Soon listings change status on dates the agent picks. One may go Active much sooner than 14 days. Another may wait the full time. So never build a fixed 14-day wait into your site. Ask IMLS if Coming Soon listings come in the IDX feed at all.
The IMLS Paragon Area Field FAQ says IMLS is removing the "Area" field "entirely." The FAQ says agents won't be able to use it to enter or edit listings. It says the field will also leave the search forms.
IMLS says the old area lines overlapped and gave bad search results. It points people to map, city or ZIP code instead. Saved searches that use the Area field will stop sending alerts to clients. They start again once the agent picks a new field.
What does this mean for your site? Don't build pages or filters on the Area field. Build them by city, ZIP code or map. If you already sort homes by Area names like North Boise, plan to move those pages to city or ZIP. Also ask [email protected] if the field is gone from the feed too.
IMLS has new rule files. They are "IMLS IDX Rules & Policies 2026 v1" and "IMLS VOW Rules & Policies 2026 v1." The file names say "Feb 2026."
Section 18 holds the IDX rules. Section 19 holds the VOW rules. In May 2026, IMLS posted its violation chart, version V7_04-2026. It puts a broken IDX rule at Level 2. The first offense costs $500.
What should you do? Check your site against the current rules. Read Section 18 line by line. Hold each rule up against your site. Check the icon, the "deemed reliable" line, the broker name and phone, and the daily refresh. Make sure no sold price shows. Do the same for Section 19 if you run a VOW.
IMLS is Intermountain Multiple Listing Service, Inc. It runs the MLS from Boise, Idaho. Members use Paragon. Its 2025 application forms list local boards such as BRR, Nampa and Caldwell. HousingWire called it the largest MLS in Idaho in 2026.
The IMLS county map and member forms name core counties such as Ada, Canyon, Elmore, Gem, Payette, Twin Falls and Cassia. Malheur County, Oregon is in too. Its county map also shows north-central Idaho. Not sure about your county? Call IMLS at 208.376.4657.
You or your broker fill out the authorization form in BAM. You ask for the IMLS dataset in Bridge and wait for IMLS to approve it. Add the Server Token in MLS Import. Then open a "Manual MLS activation" ticket. The plugin costs $49 per month after a 30-day free trial.
Yes. IMLS says its listing data "is available via Bridge Web API." RESO lists IMLS as Certified Current, ID M00000225. MLS Import lists it as "Intermountain MLS via Bridge." We turn it on when you open a ticket.
IMLS lists the IDX feed at $100 one-time, plus $300 per quarter. The IDX page lists these as vendor costs. Ask IMLS who is billed for a site you build yourself, at [email protected]. MLS Import is a separate bill.
Show the approved IMLS icon. Add this line: "Information provided by IMLS is deemed reliable but not guaranteed." Show your brokerage name and phone. Also show the listing firm and an email or phone from the listing broker. Refresh at least once a day. MLS Import syncs changed listings every hour. See IMLS Rule 18.
No. IMLS Rule 18.3.6 bans sold prices on IDX sites. It also bans expired and withdrawn listings. Sold data is for a VOW, behind a visitor login. Ask IMLS about VOW access at [email protected].
Go to imlsmembers.com and open the IMLS Gateway. The IMLS member site sends sign-in through Clareity, a single sign-on tool. From the Gateway, you open Paragon and the other IMLS tools. Sign-in trouble? Write to [email protected]. Your MLS Import login is a different account.
Yes. Our two-MLS guide says MLS Import 7.2 connects more than one MLS to one WordPress site. Each link keeps its own credentials and its own sync settings. How many you can add depends on your plan. See how to show two MLS boards on one site.
