Tahoe Sierra MLS (TSMLS) is the MLS of the Tahoe Sierra Board of REALTORS. The board is in Truckee, California. It serves North Lake Tahoe and Truckee. The board's site says it has served the area since 1957. MLS Import can't connect to TSMLS today. It is not on the MLS Import list of MLSs. RESO lists the board as Uncertified. That goes for both the Data Dictionary and the Web API.
Still, the board's rules give a broker (a Participant) a feed of the broker's own listings on request (Rule 11.13). Rule 11.14 adds a single data feed for the broker's licensed uses. Your next steps: join TSMLS or check your access. Ask TSBOR the questions below, including whether a Web API feed is open today. Then open a Manual MLS activation ticket in your MLS Import account.
The Tahoe Sierra Board of REALTORS (TSBOR) is the local REALTOR board for North Tahoe and Truckee. It says it has served the region since 1957. In its own words, it is "one of the oldest associations in the region" (TSBOR home page). The board and the MLS are two bodies. The MLS is Tahoe Sierra Multiple Listing Service, Inc. It is a California corporation. The board owns all of its shares (MLS Bylaws, Article I).
Members list homes and search them in the TSMLS system. New members go to a monthly orientation. It includes ethics training. For buyers and sellers, the board posts market reports. They cover North Lake Tahoe, Truckee and Sierra County. TSBOR's home area is North Tahoe and Truckee. Incline Village is on the Nevada side. It has its own board and its own MLS. South Lake Tahoe has its own board too.
No, not today. Tahoe Sierra MLS is not in the MLS Import list. RESO lists TSBOR as Uncertified. But the board's rules give a Participant (a broker) the right to a feed.
1. RESO ID M00000079. Data Dictionary: "Uncertified." Web API: "Uncertified." No system is recorded. The certificates page is dated July 18, 2023. The registry synced on October 5, 2026.
2. MLS Import has no entry for Tahoe Sierra. We checked this on October 14, 2026.
3. TSMLS operates on Paragon, by ICE. Paragon states that each MLS decides how to send data to vendors. Direct feed questions go to the MLS.
4. Rule 11.13: Upon request, the MLS must provide a Participant (or their designee) with a feed of their own listings. This must meet RESO standards. Delivery charges must relate reasonably to the actual costs incurred by the MLS.
5. Rule 11.14: The MLS must give a Participant a single data feed for their licensed uses. Upon request, it must send that feed to the Participant's designee (2026 Rules).
6. The board's IDX page lists 57 companies. It does not say what the list means.
1. Is a RESO Web API feed open to members today? Through which vendor? Under which dataset name? Not known.
2. Can a WordPress plugin be your "designee" under Rule 11.14? Not known.
3. Is there a data license form, an approval step or a feed fee? Not known.
4. Must your broker sign for an agent's request? The rules don't say.
5. Does the feed carry photos, open houses, agent and office data, and sold homes? Not known.
Who to ask: the TSBOR office at 530-583-0275 or [email protected]. You can also write to the CEO, Sue Ruane, at [email protected].
Is a RESO Web API feed open to members today? Through which vendor (for example, Bridge)?
Can I ask for the single data feed in Rule 11.14 for my WordPress plugin, as my designee?
Is there a form, a broker sign-off step, or a fee?
What does the feed include? Photos, open houses, agent and office data, sold homes?
Does the 57-company list on your IDX page cover plugin vendors?
Does TSMLS plan to get RESO certified?
The board has five types of members. Each type has different access levels. You can find more details on the TSBOR membership page.
For a Designated REALTOR (broker or owner) or a REALTOR. You go to New Member Orientation first. It has ethics training. It is held each month. Then you get MLS access.
For a broker, an owner or a salesperson. You go to Paragon Orientation before you get MLS access. You can skip it. Ask the board for a waiver.
Board only. You go to New Member Orientation, with ethics training.
MLS only. It has its own form. No orientation is listed.
Board only. It has its own form. No orientation is listed.
Rules 4.1.1 and 4.2.1 set the bar (2026 Rules). A Broker Participant needs a valid California broker's license. They must be a principal, partner, corporate officer or branch office manager. They must also work with other brokers. The rules say: "Mere possession of a broker's license is not sufficient." A Subscriber needs a valid California salesperson or broker license. They must work for a Participant. Do you hold a license from another state only? Then, as the rules are written, you don't qualify as a Participant or Subscriber. Appraisers need a BREA license or certificate (Rules 4.1.2 and 4.2.2).
You pay these fees to the board and the MLS. You don’t pay them to MLS Import. MLS Import has its own plan: $49 a month after a 30-day free trial. You can find more details here: https://mlsimport.com/mls-import-plugin-pricing/. The fee chart and application do not show any total for any role.
Most figures come from the fee chart in the 2026 Rules (Exhibit B, Fees and Fines Schedule, page 48). Some figures are from the 2026 membership application, Exhibit A ("Revised 12.16.2025"). You can access it here: https://www.tahoemls.com/wp-content/uploads/2026/01/2026-CAR-Membership-Application-Fillable-1A.pdf. The chart states that fees missing from it may still apply.
A feed can cost more too. Rule 12.16.2 lets the MLS charge the cost of adding download capacity to members who ask for IDX downloads. The rule gives no amount.
1. The broker of record gets every bill. A bill is late after 30 days. Late accounts can have MLS service cut off.
2. All dues, assessments and fees are non-refundable.
3. TSMLS dues apply if you are active in the MLS on the first day of the cycle (2026 Rules fee chart).
4. A broker's recurring MLS fee counts the broker plus each salesperson who uses the MLS (Rule 5.1.2).
Fees can change. Confirm with the board: 530-583-0275.
You must be a California-licensed Participant or Subscriber. See who can join above.
Rule 11.14 says the MLS must offer a Participant a single data feed. If you're an agent, ask your broker to make the request.
We found no approval steps or feed fee on the board's site. Ask TSBOR what they are.
Start the MLS Import trial to get an account. From it, open a Manual MLS activation ticket for Tahoe Sierra Board of REALTORS. We usually reply in one business day (ticket guide).
read our Bridge credentials guide next.
Don't give a plugin or a developer your Paragon login. The TSMLS Confidentiality Agreement is in the 2026 application, page 16. It says giving third parties access to the TSMLS database or its data is "STRICTLY PROHIBITED." Only the Participant, the Subscriber or a registered assistant may get in.
The same agreement sets fines. A REALTOR, MLS Subscriber or Registered Assistant who shares a login gets the login disabled and a $100 fine the first time. A Designated REALTOR, MLS Participant, MLS Appraiser or Office Manager gets the login disabled and a $250 fine.
Join TSMLS and ask the board about feed access. Then open your MLS Import ticket.
TSMLS runs on Paragon. It is now ICE's Paragon MLS system. Members sign in at the TSMLS Paragon login. There is a phone app too, called Paragon Connect. It has its own login. The board's guide, "Instruction to add Paragon Connect to Smart Phone," gives that login. For Paragon help, call 877-467-4726.
The RESO registry lists TSMLS as Uncertified. That covers the Data Dictionary and the Web API. No system is on file. RESO's certificates page dates that status July 18, 2023. Uncertified does not prove a feed is closed.
Paragon offers two RESO Web API products. They are OpenMLS and Property Information Central. Each MLS decides how it sends data to vendors (Paragon vendor support). Ask TSBOR which route it uses (see the questions above).
The TSMLS Rules and Regulations are marked "Revised: 2026." The board posted them in September 2026 (2026 Rules). Rules 12.16 and 12.17 cover IDX sites.
12.16(c) Show IDX listings only on sites and apps you control.
12.16.1 Tell the MLS before you go live. Let the MLS look at your site to check it.
12.16(e) On each listing, name the listing firm and the listing agent. Add the email or phone the listing firm gave. Short views of 200 characters or less are exempt, but only if they link to a full view.
12.16(g) Name the MLS as the source. Show the date of the latest update.
12.16(m), 12.17 Show your brokerage name. Show the states where your firm holds a license.
12.16(h) Say the data is for personal, non-commercial use. Say it may be used only to find homes to buy.
12.16(r) "Based on information from the Tahoe Sierra Board of REALTORS or the Tahoe Sierra Multiple Listing Service for the Period (date) through (date). Display of MLS data is deemed reliable but is not guaranteed accurate by the MLS."
12.16(p), 12.16(g) Show no more than 500 results for one search. Refresh your data at least once every 3 days.
1. Don't share the data with anyone the MLS has not approved (12.16(l)).
2. A seller can ask you to turn off comments and automated home values on their listing. Do it (12.16(n)).
3. Co-branding? Make your logo and contact info bigger than any third party's (12.16(q)).
IDX Rule
The IDX rule states that Coming Soon listings cannot be displayed. They won't appear on any website until they become Active (Clear Cooperation guide, Rule 7.6).
A seller can choose an office exclusive. This listing isn't marketed to the public. So, it won't show on a public site (Rule 7.6).
A seller can ask the broker to keep the listing off the internet. They can also hide just the address (12.16(j)).
You don't have to show every listing. However, you must exclude them based on fair and objective rules, such as price or type (12.16(k)).
The MLS download includes public sold data back to January 1, 2012 (12.16(a)). It's unclear if the MLS Import feed will carry this data.
The board says its market reports cover "North Lake Tahoe, Truckee and Sierra County." Its reports split the market into six areas. Each one has its own numbers. There is also an "Out of Area" group.
Lake Tahoe has more than one MLS. Each one has its own RESO status (RESO certification registry).
Incline Village REALTORS, M00000465. Data Dictionary 2.0 and Web API Core 2.0.0 are both Certified Current. MLS Import lists "Incline Village Board of Realtors via Trestle." Ask for it by ticket.
South Tahoe Association of REALTORS, M00000100. Data Dictionary 1.7 and Web API Core 2.0.0 are Certified Current. RESO's certificates page dates this November 24, 2025.
Northern Nevada Regional MLS, M00000467. Data Dictionary 2.0 and Web API Core 2.0.0 are both Certified Current.
Nevada County Board of REALTORS, M00000063. The RESO registry shows no status for it. MLS Import lists it via Trestle. Ask for it by ticket.
Truckee has a high vacancy rate. The Town of Truckee's 2024 CDD Annual Report gives the state's estimate. It puts Truckee's vacancy rate at 50.6%. The town uses that rate to show second-home ownership. The county rate is 20.4%. The state rate is 6.4%. The report says both are far lower than the town's rate. It says that shows a high level of second-home ownership in Truckee. On January 1, 2025, Truckee had 13,883 housing units. It had 16,778 people. The report puts household size at 2.43 people. In the report's words, the vacancy rate "primarily relates to second homeowners." If you work this market, plan pages for second-home buyers. Cover the local rules they will meet, like the fire forms below.
Look at single-family homes sold in one month, September 2026 (board report). Truckee had 37 sales, with a median price of $1,100,000. Homes sat 46 days on average. Tahoe Donner had 27 sales, with a median of $1,275,000 and 28 days. Alpine/Squaw had 6 sales, with a median of $1,562,500 and 64 days. Northstar had 7 sales, with a median of $2,027,000 and 41 days. These are small counts from one month. For a full quarter, the board's 3rd Quarter 2026 Totals by Area report shows 342 single-family homes and 78 condos sold. A Tahoe site should let people filter by these areas, with a page for each. Use the board's own area names so buyers know what they see.
The board lists local forms on its Frequently Used Forms page. Two are the Tahoe Truckee Area Advisory and the Tahoe Truckee Addendum to the Purchase Agreement. Both are rev 4/22. There is also an LPG Disclosure from 2012. Truckee Fire has a wildfire defensible-space rule. It took effect June 1, 2019. The page links to the Truckee Fire site to ask for a wildfire inspection. Northstar has its own rule, Ordinance 35-19. It took effect July 19, 2019. Ordinance 38-22 changed it, as of April 15, 2022. Northstar Fire also has a Defensible Space Disclosure Form, revised 12/23. The board says it did not write these forms. It takes no position on whether they are accurate. A short guide on your site can point buyers to these forms.

The board says North Lake Tahoe, Truckee and Sierra County. Its reports use six areas. They are Northshore Lake Tahoe, West Shore Lake Tahoe, Alpine/Squaw, Northstar TRC, Truckee and Tahoe Donner. The reports also have an "Out of Area" group.
The rules allow IDX (Rule 12.16). Rules 11.13 and 11.14 give a Participant (a broker) a data feed on request. The 11.13 feed of the broker's own listings must meet RESO standards. Which feed, which vendor and what fee? Ask TSBOR at 530-583-0275.
Not with MLS Import today. Tahoe Sierra MLS is not in the MLS Import list, and RESO lists the board as Uncertified. Join TSMLS. Ask TSBOR for feed access. Then open a Manual MLS activation ticket in your account. We will check what we can do.
Yes. They are two boards with two MLSs. Incline Village is on the Nevada side. The RESO registry lists it as M00000465, Certified Current. Tahoe Sierra MLS is Uncertified. To join TSMLS as a Participant or Subscriber, you need a California license.
