Greater Vancouver REALTORS, or GVR, is the real estate board for Vancouver and the towns near it. It used to be the Real Estate Board of Greater Vancouver (REBGV). Its history page says: "On February 12, REBGV began operating as Greater Vancouver REALTORS". That was in 2024. A lot of old pages still say REBGV. It's the same board.
In 1919, 10 local brokers formed the Vancouver Real Estate Exchange. In 1948, it became the Vancouver Real Estate Board. In 1950, that board set up the Cooperative Listing Bureau. The bureau was later renamed the Multiple Listing Service. In 1970, the board took the name Real Estate Board of Greater Vancouver.
In 1973, the Vancouver board and the Westminster County Real Estate Board (now FVREB) agreed on "a combined listing service used by members of both boards". In 1977, the Vancouver board launched its first computer MLS. GVR calls it "the first of its kind in Canada".
GVR says it has more than 15,000 REALTORS (October 2026). Canada's Competition Bureau calls it "one of CREA's largest member boards". In September 2026, GVR counted 16,394 homes for sale on the MLS in Metro Vancouver. That is a market count. It is not the size of your feed.
As a member, you also join the BC Real Estate Association (BCREA) and the Canadian Real Estate Association (CREA). GVR lists "Multiple Listing Service access" as a member benefit.
GVR also hosts Realtylink.org with other boards. It's a public home search site. It is not a data feed for your website.
GVR's September 2026 market report lists the areas GVR covers.
GVR's list of towns and boards (updated July 17, 2024) adds more names. Tsawwassen and Ladner are in GVR. So are Horseshoe Bay and Lions Bay. Gibsons is on the list as its own GVR town, next to Sunshine Coast.

GVR's list marks towns with listings in two boards. Gabriola, Galiano, Mayne, Pender, Salt Spring, Saturna, Savary and Texada islands are on it. A home there may sit in the other board's feed.
Vancouver Island, the Interior, Kootenay, Kamloops and Powell River have their own boards. For interior boards, GVR's help desk says to use the CREA DDF feed: "For other boards, there's no reciprocity agreement".
Selling on the island too? See our Vancouver Island MLS listings page. For the national feed, read Canada MLS and the REALTOR.ca DDF.
Want the Greater Vancouver REALTORS IDX feed on your site? It starts with the board. You may need to join GVR first. Then you ask for its OK for the data.
Your brokerage signs your license form. GVR says that brokerage "must be a member of the real estate board in your area." Then: "The last step to becoming a Realtor is to join the real estate board in your area."
We could not find GVR's data agreement on any public page. Ask GVR who may sign it. Ask if your managing broker must sign. Ask if someone who is not a member can sign.
The full group name in Bridge is "Greater Vancouver REALTORS, Fraser Valley Real Estate Board, Chilliwack and District Real Estate Board, BC Northern Real Estate Board - Residential".
Get licensed and join GVR. The brokerage that signs your BCFSA license must be in your area's board. In GVR's area, that is GVR. Then join GVR.
Ask GVR for the feed agreement. Ask GVR for the data feed agreement. We could not find its steps on a public page.
Request the data in Bridge. GVR's vendor and developer FAQ says: use Data Access, then Request Data Access, in Bridge. Ask GVR if this applies to you. Pick the group ending in "- Residential".
Paste the token in MLS Import. MLS Import has one token field for "Greater Vancouver REALTORS by bridge". Paste your token there.
1. Do you give a test feed first? Do you check the finished site before you open the full data?
2. Who signs: the member, the managing broker, or both? Can someone who is not a member sign?
3. Do access and agreements from the REBGV days still work after the 2024 name change?
4. Which boards' listings are in the Residential data set?
5. Is there a fee for the feed?
Get started today: call GVR at 604-730-3000 and ask the questions above.
Only need your own listings, or your brokerage's? Or listings from boards outside GVR? Then the REALTOR.ca DDF route may fit better. In MLS Import, it uses a client ID and a client secret. Compare the two routes.
On Bridge, the home data set for these boards ends in "- Residential". Ask GVR what that data set covers. MLS Import does not list a commercial GVR feed today. Don't buy MLS Import on the idea that it brings in commercial listings.
GVR runs a commercial system. A GVR news post from October 8, 2026 calls it "Commercial Edge, a commercial real estate system operated by Greater Vancouver Realtors".
From that system, GVR reported 285 commercial sales in the Lower Mainland in Q2 2026. They were worth $1.541 billion.
Realtylink.org shows commercial properties for sale and for lease (seen October 18, 2026). GVR, FVREB, BC Northern, Chilliwack and District and Vancouver Island boards host it. It is a search site, not a feed.
MLS Import lists "Greater Vancouver REALTORS by bridge" and "REALTOR.ca - Greater Vancouver Real Estate board in Canada". Neither one is a commercial entry (checked October 18, 2026).
The Bridge home data set name ends in "- Residential".

Call GVR at 604-730-3000. Ask if a commercial feed exists and who can request it.
Ask GVR if a feed would come from Commercial Edge or from Bridge.
Ask GVR if your Residential token returns commercial records.
Email [email protected]. Then open an MLS Import ticket and ask if the plugin imports them.
Ask GVR, FVREB, CADREB and BCNREB what commercial access costs.
1. Is there a separate commercial data feed? Who can ask for it?
2. Does my residential token return any commercial records?
3. Does the feed cover FVREB, CADREB and BCNREB commercial listings?
4. What is the fee?
1. Does the plugin import commercial property types from the Greater Vancouver feed or the REALTOR.ca feed?
2. Is a commercial entry for GVR planned?
3. If GVR grants me commercial access, can support add it for my site?
GVR members list and search homes in Paragon. GVR's list of towns and boards shows Paragon for GVR, Fraser Valley, Chilliwack and BC Northern towns.
Your website does not read from Paragon. It reads from a data feed.
GVR's vendor FAQ says it uses Bridge Interactive's BridgeAPI. RESO's registry lists the Bridge API under the RESO Web API standard (Core 2.0.0). MLS Import lists "Greater Vancouver REALTORS by bridge" in its MLS list.
One limit matters for maps. GVR's vendor FAQ says: "we cannot provide latitude and longitude data where the Boards do not own the data." So some listings may arrive with no map point. Ask GVR which listings that covers.
The REALTOR.ca DDF has a similar rule. Under DDF Policy 6, listings carry map points only if the board has the right to sublicense them to REALTOR.ca. The board must also opt in to share them through the DDF Dashboard.
The RESO certification registry shows which MLS boards hold a RESO certificate. The registry was last synced on October 5, 2026.
It lists all four boards as Uncertified: GVR (M00000671), FVREB (M00000607), CADREB (M00000652) and BCNREB (M00000638). Uncertified means GVR holds no RESO certification in the registry. It does not mean there is no feed.
MLS Import has two Greater Vancouver entries. They give you different listings, under different rules.

Opt-in Opting in is your brokerage's choice (Policy 3(a)). If it does not opt in, its salespeople can't take part (Rule 4(a)(iii)).

Want listings from boards outside GVR? GVR's own help desk points to the DDF for that. The rules come from the REALTOR.ca DDF page and the DDF Policy and Rules (June 2026).
More on the national feed: Canada MLS and the REALTOR.ca DDF.
The rules below come from the CREA DDF Policy and Rules, Revised June 2026. They cover the DDF route. For the Bridge feed, get GVR's own rules from GVR. The list at the end says what to ask for.
"Participants shall not modify or manipulate Listing Content."
These DDF rules give no one the right to use listings to train AI systems.
Refresh your site at least once every 24 hours. Remove listings that are no longer current.
You must connect to REALTOR.ca's Analytics Web Service API. It records listing activity on National Pool Websites and Member Websites.
You "may not operate more than ten (10) Websites" with the listings.
You can't use the DDF listings on a site where a member gives online brokerage services to consumers.
No comments or reviews by site visitors on a listing, and no links to them, on National Pool Websites.
"Participants may not share or disclose their DDF® credentials, which includes usernames and passwords required to access the DDF®, to a Technology Provider or any other party."
Show the "Powered by REALTOR.ca" badge, at least 90 pixels wide and square. Show the listing brokerage name with no click needed. Keep CREA's photo watermarks as they are.
No ads or co-branding on a National Pool Website. Every page shows an MLS and REALTOR trademark line, and the name of the brokerage or salesperson that runs the site.
National Pool Websites only: visitors must agree to terms of use, by click-wrap or browse-wrap, before they see the listings.
Fix a problem within 10 business days after your board or REALTOR.ca asks. Access can be suspended. After you stop, delete your copies of the listings.
These come from the BCFSA Advertising Guidelines, published May 4, 2021.
Your brokerage name must be shown "in a clear, prominent, and easily readable way."
Keep listings current. When a listing expires, BCFSA says to remove it from websites right away.
BCFSA says you should not post another agent's listing on your own site without the listing agent's permission. Also check your board's own ad rules on top of BCFSA's.
BC's Personal Information Protection Act covers how you collect, use and share personal information. It matters for your contact and sign-up forms.
The DDF Policy and Rules carry the date "Revised: June 2026". Two of its rules matter for a listing site.
First, Rule 3(a)(i) to (vi) covers AI "augmentation", like virtual staging. The original listing shows by default. The change must be clearly disclosed. And it only applies after the user picks it.
Second, Rule 6(a)(i) asks for the "Powered by REALTOR.ca" badge. CREA calls the badge rule new. Its DDF support site says the rule "requires all DDF® Listing Content to display the 'Powered by REALTOR.ca' badge." The badge links back to the listing on REALTOR.ca.
If you use the REALTOR.ca route in MLS Import, show that badge on every listing.
1. What disclaimer and MLS or REALTOR mark text must my site show?
2. What are the photo and watermark rules?
3. How often must I refresh, and how fast must I remove listings?
4. Can I show sold prices, or run a VOW with sign-in?
5. Does the Bridge feed carry private remarks?
1. Does the REALTOR.ca connection send listing activity to the Analytics Web Service API (Rule 5(c)(i))?
Your dues are split between GVR, BCREA and CREA. MLS Import bills you on its own, apart from these. GVR's How to become a REALTOR page says annual fees "are charged on a monthly basis". It also says: "Fees updated June 2025, and are subject to change".
GVR $105
BCREA $895
CREA $500
GST $75
Total $1,575
GVR $750.00
BCREA $204.00
CREA $310.00
GST $63.20
Total $1,327.20
Paying by card? GVR's member news says its billing "charges your card mid-month for the previous month's fees."
Fees may change. Confirm at https://www.gvrealtors.ca/become-a-realtor.
Get licensed through a GVR member brokerage and join GVR. Ask GVR for the data feed agreement. GVR's vendor FAQ says to request the "Residential" data set in your Bridge account. Ask GVR if that applies to you. Then paste the token into MLS Import. The feed steps above have the details.
Your license runs through a brokerage that is a board member, and then you join the board. We could not find GVR's feed agreement on any public page. So ask GVR if someone who is not a member can sign it. Don't plan on that until GVR says yes.
GVR's public fee page shows no feed fee. Its own page lists dues: $1,575 to join and $1,327.20 a year. MLS Import is a separate bill. It's $49 per month after a 30-day free trial. Don't add the two together, because they are paid to different places.
Yes. GVR's vendor FAQ says it uses Bridge Interactive's BridgeAPI. RESO's registry lists the Bridge API under the RESO Web API standard (Core 2.0.0). The same registry lists GVR as Uncertified. MLS Import lists "Greater Vancouver REALTORS by bridge" in its MLS list.
Not confirmed. The Bridge data set for these boards is named "Residential". MLS Import has no commercial entry for GVR. Ask GVR and MLS Import support before you plan on commercial listings. Get the answers in writing.
Yes. It's a separate MLS Import entry that uses a client ID and secret. The Member Website Feed shows only your own and your brokerage's listings (Rule 1(h)). The shared pool needs you to add all of your listings (Rule 4(d)(i)). You must refresh at least every 24 hours (Rule 5(b)).
Not confirmed for the GVR feed. REALTOR.ca says sold prices in VOW feeds follow different rules from the DDF. Ask GVR what you may show before you build a sold page.
Yes. MLS Import 7.2 and later lets you add several MLS connections on one site. How many depends on your plan. It works on any WordPress theme.
For the GVR feed, ask GVR first. You may need to join GVR.
A GVR member news headline says a preview of its new member website began on April 2, 2026. Find current details on the GVR contact page.
