What FMLS costs: no monthly dues, a fee on each sale

FMLS has no monthly dues for brokers or agents. The brokerage pays a fee on each closed sale instead.

You pay FMLS directly. That bill is apart from MLS Import. We bill $49 a month, after a 30-day free trial.

The 15th-of-the-month due date and the December 31 bill come from FMLS's membership fee form. This form is effective January 1, 2025. It also lists the extras below.

Extras and exceptions

Listing changes

A withdrawn listing costs $25. The listing office pays it. A duplicate listing costs $35.

Home lease listings

You pay once per listing. It's $15 for rent up to $1,499. It's $25 for $1,500 to $2,499. It's $50 for $2,500 to $4,999. It's $100 for $5,000 and up.

Two exceptions

No sales fee on an agent's own main home, for that side. Once per calendar year per side, with written proof. New-build upgrades of 10% or more of the first price are exempt if the seller pays no commission.

Data feed costs

FMLS charges outside vendors a $250 application fee for data access. However, FMLS waives this fee for any member brokerage that requests access to the FMLS Licensed Content for use in their own products. (FMLS Marketplace)

FMLS also charges vendors a monthly fee. It's based on the number of active member subscriptions. FMLS's published fee exhibit is dated Aug 1, 2019. A new tier's price only applies to new subscriptions.

What is FMLS

About First Multiple Listing Service (FMLS)

FMLS is First Multiple Listing Service, Inc. It's a broker-owned MLS based in Atlanta. Brokers founded it in 1957. Today it serves Georgia and parts of five nearby states. Members are brokers, and their agents join under them.

Eight brokers began FMLS in 1957. They aimed to share listings and connect buyers and sellers. Today, brokers still own and manage it. It describes itself as "broker-owned and governed."

FMLS serves over 57,000 real estate professionals in the Southeast. Jeremy Crawford has been President and CEO since 2019. The main office is located in Sandy Springs, Atlanta.

Members enjoy a range of tools with their membership, with no extra monthly fee.

Other MLSs can also purchase its technology. For them, FMLS "acts as a technology vendor only." Each partner MLS controls its own data and dues.

Where FMLS reaches: Georgia and parts of five states

The official area includes "the entire state of Georgia and parts of nearby southern states: Alabama, Florida, North Carolina, South Carolina, and Tennessee."

Members are found in nearly every state, as shown in the FMLS broker forms. Every county in Georgia has members, according to the compulsory map.

These 23 counties create the compulsory area. This list is based on Rule 6.1(a) of the FMLS Rules, effective from 14 January 2026.

Compulsory means members must put listings in these counties into FMLS. In the rules' words, "All other areas are considered non-compulsory." So your site can still get listings outside these 23 counties. FMLS just doesn't make every firm enter them.
Membership

Who can join FMLS and get its data

Brokers

Members are Qualifying Brokers, as the Georgia Real Estate Commission defines them. FMLS calls each one the Principal Member. You need an active Georgia broker license.

Agents

The form says "all Real Estate Licensees held by Broker applicant become members." Agents get a login when the broker adds them to the company roster.

Staff and assistants

Staff don't need a license to get a login. There's no per-user fee. Each person fills in a Computer User Form (#120). Logins come within one business day.

Appraisers and photographers

Appraisers join on their own (see the fees above). Photographers can join a program to upload photos into the MLS. FMLS does not publish that fee.

How to join

1. Email [email protected]. Or fill in the form on firstmls.com/brokers/.
2. FMLS checks your license. Then it sends a filled-in application for you to sign.
3. FMLS emails how to pay the deposit. Pay it.
4. FMLS sets up your logins. New-member training comes within 30 days.

The minimum term is 12 months. A membership can't be passed on to another firm, even in a sale.

What it means for your website

Your site needs your broker. An agent can show FMLS listings on their own site only when the principal broker allows it. The display rules are in "What FMLS lets you show on your site," further down.

One more rule is important for agents. An agent can run an IDX site only if the broker includes their own listings in IDX too (Rule 13.15).

The application asks if you are a member of a Board of REALTORS. You simply answer yes or no. FMLS does not require REALTOR board membership to join.

Under the hood

The technology behind FMLS.

Member systems and login

Matrix is the main FMLS system. Next to it are Remine Pro and Paragon Connect. For entering listings, members use Ocusell List. They also receive the MLS-Touch app and Realist for tax data (FMLS technology).

Members sign in at one place: firstmls.sso.remine.com. One login opens every tool. Agents can enter listings in Matrix, Paragon, Ocusell, or another tool. FMLS states, "You will always be able to use Matrix Add/Edit." All of this is included with membership.

RESO Standards

The RESO registry lists FMLS as record M00000175. Two standards show as Certified Current: Data Dictionary 2.0 and Web API Core 2.0.0. The registry last synced on 5 October 2026.

In the registry, Bridge Interactive is the company behind the Web API certification. This is the platform FMLS uses for its data. Some fields are not in the RESO Data Dictionary. In the Bridge feed, those fields start with FMLS_ followed by the field name.

The Data Path and a Free Search Window

Currently, data flows through the Bridge Interactive API platform. FMLS Marketplace manages all outside access to it (FMLS Marketplace).

Members also receive a free search window for their own sites, called the Search Control Panel. Matrix can create one too, but it's an iframe. The search runs on FMLS's side, not on your pages, so it isn't a data feed. MLS Import works differently: each listing appears as a real page on your own domain.

What this means for import: the feed follows RESO standards. Standard fields use RESO names. FMLS-only fields carry an FMLS_ prefix. The next two sections cover who approves the feed and how to connect.

Approval

Who must approve your FMLS data feed

Before any site shows FMLS listings, the principal broker signs with FMLS. Agents need the broker's yes too. So talk to your broker before anything else.

The broker signs first

The broker signs a Licensed Content Agreement, approved by FMLS. This comes before any public display (Rule 13.2(a)). FMLS also gets direct access to check your site.

Your developer signs too

Your web developer or vendor signs as well. The broker and that third party each sign FMLS's Licensed Content Data Access and Confidentiality Agreements (Rule 13.3(b)).

Agents need the broker

An agent can use an outside product with FMLS data only if the principal broker approves. Brokers handle this in FMLS Marketplace (FMLS help centre).

Who keeps the subscription

Brokerage subscriptions stay with the company if the principal broker leaves. Per FMLS, your own subscriptions "follow you" should the principal broker move companies.

FMLS Marketplace

FMLS "uses a vendor management system called FMLS Marketplace to approve and manage all 3rd party data access." Outside companies set up an account there. When they finish building, they enter a "Product" for review. "Typical review turnaround will be 2 business days."

Approved products show up for FMLS members. Don't see your vendor there? FMLS tells members to have the vendor make an account from FMLS.com. The Marketplace login is at marketplace.fmls.com.

Where MLS Import fits

FMLS keeps its list of approved products behind a login. Check that list in your FMLS Marketplace account. Or ask the FMLS Data team if MLS Import is on it.

Email the FMLS Data team at [email protected], or call 678-904-0446. Give them your site address. Tell them you use MLS Import. Ask which product type and which fees apply to you.

Ask one more thing before you build. FMLS does not publish what happens to a feed if a broker resigns or is suspended. Its rules say the Board may suspend "FMLS services" until fines are paid. Feed credentials

How to get the FMLS data feed through Bridge Interactive

FMLS shares its data through the Bridge Interactive platform. The feed uses the RESO Web API. Your principal broker signs first. Then you connect MLS Import with one credential.

Join FMLS as a Principal Member, or work under one (see who can join, above). Your broker must say yes to the feed.

The broker signs the Licensed Content Agreement. The broker and your developer sign the Data Access and Confidentiality Agreements.

Activate your FMLS Marketplace account at marketplace.fmls.com.

Request access to the FMLS data through the Bridge Interactive platform. No Bridge access yet? FMLS promises: "we will send an invitation for you to join!"

Enter a "Product" in FMLS Marketplace. Set "Product Incomplete" to "No." That sends it to FMLS for approval. Review typically takes 2 business days.

In MLS Import, pick "First Multiple Listing Service FMLS by Bridge." Paste your Bridge access token. That's the only credential MLS Import asks for.

MLS Import checks for changes every hour. Your listings become real pages on your own domain.

What to have ready

Have your FMLS membership in place. Keep the signed agreements on hand. Know your site address. Pick the person who will sign as your tech contact. Rule 13.8 says the vendor's name and contact must show on your site.

After you connect

In MLS Import, pick the fields to import. Then make import tasks. A task can pull only some listings. Filter by city, county, ZIP, price, status or property type. You can pull only your own office's listings, if the feed carries those IDs.

Photos stay on the MLS image server. They don't fill your media library. Big imports need solid hosting. A VPS works better than weak shared hosting.

Display rules

What FMLS IDX lets you show on your site

What IDX includes

IDX covers Active, Pending and Closed listings. Closed listings go back to 2012. Left out: listings where the seller set Allow Internet Display to N. Also left out: listings whose address may not be shown. Expired, withdrawn and terminated listings may never be shown. Registered listings never go out. (Rule 13.1)

Sold listings

For a sold listing, show only the main photo. All other photos should come off. FMLS publishes no photo limit for other listings. (Rule 13.1(b))

Refresh every 12 hours

Your site must refresh IDX listings at least once every 12 hours. MLS Import checks for changes every hour. (Rule 13.4)

Listing number and credit

Show the FMLS listing number "clearly and prominently." Add "Listing Provided By" or "Listing Courtesy Of," plus the email or phone the listing broker picked. That text can't be smaller than the median type size. Sold listings also name the selling firm ("Closed By"). (Rule 13.7)

Disclaimers and vendor

On an FMLS-only site, results pages need FMLS's disclaimer with a DMCA link. It ends with "© FMLS". Detail pages need a longer disclaimer. It ends with "© [current year] FMLS." Your vendor's name and contact must show too. (Rules 13.7(e) and 13.8)

Broker Attribution field

A Broker Attribution field rides in the IDX and VOW feeds. The listing broker picks office phone (the default), office email or agent phone. (FMLS help page, Mar 19, 2026)

Eight fields you must not show

Rule 13.10 bans these fields:

1. Showing Contact Name
2. Showing Contact Phone Number
3. Showing Instructions
4. "Security System Leased" under Security Features
5. "Security System Owned" under Security Features
6. Private/Confidential Remarks
7. Occupant Type
8. Expire Date

Branding and Social

Don't place your brand next to another member's listing in a way that suggests ownership. Social posts must link back to the correct page on your site. No reviews or comments should appear next to a listing. Home value estimates are allowed. (Rules 13.9, 13.11, and 13.12(c))

Bots and Result Caps

Block bots and spiders whenever possible. FMLS may limit results per search but will never show fewer than 100 listings. A member who excludes their own listings from IDX cannot display other members' listings. (Rules 13.3(d), 13.5, and 13.6)

Mixed-MLS Sites

If you mix in a second MLS, its data cannot be combined with FMLS Content. Include a note indicating the source. Place the FMLS IDX logo on listings you do not own. Use the mixed-site disclaimer. (Rules 13.7(d)(i), 13.7(d)(ii), and 13.13)

Fines

Breaking the rules can lead to significant fines. Any Principal Member who violates them "may be subject to a penalty not to exceed $15,000." (Rule 20.1(g))

IDX or VOW?

An IDX site shows listings to everyone. A VOW requires a signed-in user. Each user must provide a name and a verified email. Each gets a unique login, and passwords must change at least every 90 days. Users must accept your terms. (Rule 12.2)

FMLS now allows IDX sites to display Sold listings back to 2012. You no longer need a VOW for sold data (FMLS help centre). Upon request, FMLS offers a VOW feed to a principal member or their vendor. Ask the FMLS Data team which feed type is best for your site.

2026 updates

What changed at FMLS in 2026

FMLS changed its listing rules in January. It also announced three data shares.

Registered and Coming Soon Listings (Jan 14, 2026)

New FMLS rules took effect on Jan 14, 2026. Rule 3.1(a) now requires listings to go into FMLS "within twenty-four (24) hours of marketing a property to the public." The previous rules allowed one business day. Contract and closing reports have changed from three business days to 72 hours.

FMLS's help pages explain two statuses. A Registered listing is filed with the MLS but is "neither displayed nor distributed." There’s no public marketing or showings. Coming Soon is off-market and lasts a maximum of 30 days. The IDX rules still apply.

Some sellers agree to delayed marketing. In those cases, FMLS allows a member to set Allow Internet Display to N or use Registered status.

What it means for your site: a Registered listing never reaches your feed. An N flag keeps a listing off IDX. FMLS does not clarify if Coming Soon listings enter the Bridge feed. Ask the Data team before planning pages for them.

Data Shares with Other MLSs (Mar 26, Apr 29, Aug 25, 2026)

FMLS and ValleyMLS in Alabama announced a data share on Mar 26. On Apr 29, FMLS, Greater Chattanooga REALTORS, and ValleyMLS announced a three-way share.

On Aug 25, FMLS and MARIS announced a two-way share. MARIS serves Missouri and Illinois and has "over 15,000 members."

These shares let members search partner listings "directly within their native MLS platforms." FMLS has not confirmed if partner listings enter the Bridge feed for websites.

What it means for your site: a data share changes what members see in their MLS tools. It doesn't change what your site shows. Want buyers to see two boards? Check out how to show both MLS boards on one website.

FMLS vs GAMLS

FMLS or Georgia MLS: Which Feed Do You Need?

FMLS and Georgia MLS are run by different groups, each with its own feed. Join the one your listings go into. If your firm uses both, join both. The FMLS application asks if your firm belongs to another MLS.

Need both feeds? Since MLS Import 7.2 (released Sep 10, 2026), you can connect more than one MLS to one WordPress site. The number of connections you can add depends on your plan. This works during listing imports, not in live "store nothing" mode. Each import task belongs to one MLS.
