The Victoria Real Estate Board

VREB is a group of REALTORS® in the Victoria area. It was founded in 1921 and claims to be "one of 8 real estate boards throughout BC." Joining is optional. VREB states, "Membership is voluntary" (VREB).

In August 2026, 591 properties were sold in the VREB region. At the end of that month, there were 3,662 active listings on its MLS® System (CREA stats). VREB notes that most properties sold in Greater Victoria and the Southern Gulf Islands are listed and sold on its MLS® System (VREB).

The Vancouver Island Real Estate Board

VIREB describes itself as "a not-for-profit, member-based association." It has over 1,000 REALTORS® who work from the top of the Malahat to the north tip of Vancouver Island (VIREB). Its office is in Nanaimo, and Jason Yochim is the CEO (VIREB leadership).

In September 2026, VIREB had 562 unit sales and 4,457 active listings. In all of 2025, it recorded 7,620 sales (VIREB market report).

Eligibility

Who can ask for the feed

On Bridge, the data provider decides who gets access. Here is what the boards and Bridge have posted.

Bridge says the MLS usually starts it

Bridge says access is "typically initiated by the MLS" (Bridge FAQ). The steps are in How to get your access token.

Bridge says the board decides

On Bridge, approval is "at their discretion." In some cases, the data provider asks for a data license, fees or tests (Bridge FAQ).

At VREB: showing other firms' listings

VREB's IDX Reciprocity requires a two-step process (VREB reciprocity). First, the managing broker opts the firm in. Then, each Realtor decides whether to include their listings and show listings from all firms in the program.

You share it with MLS Import.

Bridge states the MLS might allow sharing access with vendors. This is only available for broker and agent accounts (Bridge FAQ). You share it with MLS Import.

VREB also warns: "If a real estate brokerage chooses not to participate, no other real estate brokerage will be permitted to display their listings" (VREB reciprocity).

Who can’t get it alone?

On Bridge, no one can approve their own access. Bridge says every dataset needs the data provider's approval.

What about a licensed BC REALTOR who is not a VREB or VIREB member? They can enter listings for VREB's MLS® through the interboard portal. They log in with their CREA REALTOR.ca sign-in (VREB interboard portal). There is no stated right to a feed for them.

Can a vendor apply without a broker? Does an agent need the managing broker's written approval? The boards do not specify. Call your board at the number in "Who to call first" and ask.

The three land districts are Helmcken (23), Malahat (29), and Shawnigan (53) (VREB Common Marketing Area).

Credentials

How to get your Victoria MLS access token

Start with your board, not with MLS Import. Follow these six steps:

📌 Pro Tip: Send all 7 questions below in one message on your board's contact form. As of October 13, 2026, neither board lists a data-feed contact. So the form is your way in.

1
Contact your board.

Use the board where you work, either VREB or VIREB. Bridge says the MLS usually starts access. Ask the board for an invite.

2
Ask about reciprocity at VREB.

VREB's IDX Reciprocity program requires the managing broker to opt in the firm (VREB reciprocity). Check with VREB if this applies to a Bridge token.

3
Ask your board for Web API data access.

On Bridge, the data provider decides. It may ask for a data license, a fee or a test (Bridge FAQ).

4
Ask to share with a vendor.

Broker and agent accounts can share access with a vendor, if the MLS allows it. Name MLS Import as your vendor.

5
Copy your Bridge access token.

Then follow the MLS Import docs to add it.

6
Paste it into MLS Import.

Pick "Victoria and Vancouver Island via Bridge." Other entries with "Victoria" in the name use Trestle. We checked the MLS Import list on October 13, 2026.

Your access can change later

Bridge lists five states for data access: Pending, Approved, Denied, Suspended and Revoked. If a provider revokes access, Bridge says the feed "is no longer available." You "will need to reapply to regain access" (Bridge FAQ).

Bridge also says some MLSs have extra steps before you can apply. And providers can change restrictions and field payloads "at their discretion." This is how Bridge describes access to its datasets. So keep your board contact handy after you go live.

Ask your board these 7 things

1. Which feed type do you OK: IDX, VOW or BBO?
2. Is there a data license form? Does it cost anything?
3. Can I share my access with a plugin? Do you need my managing broker's OK?
4. Can my site show sold data?

5. How often must my site refresh?
6. How long does approval take?
7. Do Common Marketing Area listings come once or twice in the feed?

What VREB publishes, and what VIREB does not

VREB's Handbook lists three join fees: VREB's, BCREA's (the BC group) and CREA's (the national group). It says they are "payable to the Victoria Real Estate Board." BCREA and CREA dues are billed monthly with VREB's service fee. MLS Import is separate from all of that. It's $49 a month, and MLS Import bills you for it.

VREB posts its fees in its Realtor Handbook. The table says "Updated April 1, 2026." It covers licensees only. The Handbook adds: "all fees are subject to change at any time, and you may not be required to pay all fees. There may be additional taxes."

Source for the VREB, BCREA, CREA and MLS® fee cards: VREB Realtor Handbook, April 1, 2026.

VREB join fee

$800 (+ $40 GST), one time
For new members. Back after two years or more away? It drops to $300 + tax.

BCREA (BC level)

$895 (+ $44.75 GST) to join, one time
For new members, or after no BCREA dues for 12 calendar months or more.

Dues: $204 a year
Billed monthly at $17 (+ $0.85 GST), with the service fee.

CREA (national level)

$500 (+ $25 GST) to join, one time
For new members, or after no CREA dues for 24 calendar months or more.

Dues: $310 a year
Billed monthly at $25.85 (+ $1.29 GST).

VREB monthly service fee

$135 (+ $6.75 GST) a month
VREB's fees are "billed through the Licensee's Firm." But you, the licensee, must pay the dues to the Board.

MLS® Listing Fee and MLS® Sales Fee

$50 (+ $2.50 GST) each
The Handbook gives no unit for these two fees. Ask VREB how they are charged.

VIREB fees

No fee schedule is published.
VIREB's site says only that board members also join BCREA and CREA. Ask VIREB at [email protected] or 250.390.4212.

License fees, not MLS fees

BCFSA: $1,500 first license. $1,450 to renew every second year.
BCFSA licenses you to trade. It is not your board (BCFSA licensing fees, VREB Handbook).
Neither board posts a fee for a data feed or for vendor access. Ask your board. See what the boards have not published.
Fees may change. Confirm at https://www.vreb.org/become-a-realtor and with VIREB.
Under the hood

The tech behind Victoria MLS and Vancouver Island MLS

Matrix, one shared login

Both boards use Matrix. It is where agents work each day. Members of both boards sign in at one Matrix login page.

Each board keeps its own Matrix help line. You'll find both in Who to call first.

RESO status

RESO is the group that sets the data rules for MLS feeds. Both boards passed RESO Web API testing on Web API Core 2.0.0. RESO's list shows VREB as M00000051 and VIREB as M00000576. Both read "Passed" (RESO).

MLS Import reads the RESO Web API, so this is the standard it uses.

Data Dictionary

The Data Dictionary is the list of field names in a feed. Price, beds and baths are all fields. RESO's registry shows VREB tested on version 1.7. VIREB tested on version 2.0. So the two boards passed on two versions. Ask your board which one your feed uses.

Why it matters for your import

MLS Import connects through Bridge with one token. It brings listings in as real WordPress posts on your own domain. They are not stuck in a frame from someone else's site.

It checks for changes every hour. Maps use OpenStreetMap. It works with any WordPress theme. WpResidence, WpEstate, Houzez and Real Homes give deeper links, if you want them. The MLS Import docs show the setup.

Two boards

Two boards, one login, joint rules

VREB covers Greater Victoria and the Southern Gulf Islands. VIREB covers the Malahat north to the tip of Vancouver Island. They are two boards. They share one Matrix login and joint MLS rules.

One login, joint rules

The Matrix login page is the same for both boards. By signing in, users agree to follow their home board's rules. Each agent still follows their own board.

However, the boards share some rules. VREB's IDX page mentions "the Joint Multiple Listing Service® Regulations of the Victoria and Vancouver Island Real Estate Boards" (VREB). This text is not public. Please ask your board for the Joint Regulations before you start building.

Listings shown across boards

VREB's public search includes VIREB areas. You'll find Campbell River, Comox Valley, Duncan, Nanaimo, Parksville/Qualicum, Port Alberni, and North Island. VREB notes that VIREB IDX Reciprocity listings appear under VIREB's broker reciprocity agreement.

This note also mentions the Association of Interior REALTORS® (AIR). So, VREB's public site displays listings from more than just these two boards. VREB also has an interboard portal. Licensed BC REALTORS who are not VREB or VIREB members can enter listings for VREB's MLS® there.

One MLS Import entry

MLS Import lists one entry, "Victoria and Vancouver Island via Bridge." It has one field, for the token.

MLS Import 7.2 added connections to more than one MLS. Read how to show listings from more than one MLS.

Board feed vs DDF

Board feed or CREA DDF?

This table compares a board feed through Bridge with CREA's DDF.

Who gives the OK

Board feed through Bridge On Bridge, the data provider (your board) approves access. In some cases, it asks for a data license (Bridge FAQ).
CREA REALTOR.ca DDF CREA's DDF is "permission based." Each firm opts in, channel by channel (CREA DDF Policy and Rules, June 2026 (PDF on that page)).

Who sets limits on the data

Board feed through Bridge Bridge allows data providers to change restrictions and field payloads "at their discretion."
CREA REALTOR.ca DDF The firm decides which channels get its listings.

Which rules apply

Board feed through Bridge Your board's rules apply. For example, VREB's reciprocity rules.
CREA REALTOR.ca DDF Also, consider CREA's DDF Policy and Rules.

Where it fits

Board feed through Bridge MLS Import connects through Bridge. It has one token field.
CREA REALTOR.ca DDF CREA shares listings with many websites through this route.

CREA's description: CREA calls DDF "a managed service for REALTORS® and broker owners who want to share listings with multiple third-party websites" (CREA DDF).

The June 2026 DDF rules

CREA revised its DDF Policy and Rules in June 2026. Its policy page was last updated in August 2026. The new rules add one display duty. All DDF listing content must show the "Powered by REALTOR.ca" badge. CREA says "The badge should be linked back to the original listing on REALTOR.ca" (CREA DDF Policy and Rules).

Under the DDF rules, National Pool Websites and Member Websites must refresh at least every 24 hours. Listing content that is no longer current after a refresh must come off. Every page of those sites needs an MLS® and REALTOR® trademark note. It also needs the name of the firm or agent who controls the site, and the logo of the firm.

These rules bind the DDF channels they name. Do they bind a board feed that comes through Bridge? CREA and the boards do not say. So use the DDF rules when your source is DDF. Use your board's rules when your source is the board feed.

Display rules

What your Vancouver Island MLS IDX site must show

VREB lists three rules for reciprocity websites, plus one note on updates (VREB).

The listing firm

Show the name of the listing brokerage on each listing.

The source

Credit the "Victoria and Vancouver Island Real Estate Board MLS®" as the source of any listing your firm does not own.

A data note

Add a disclaimer about how accurate the data is.

How Often Data Updates

VREB states, "Reciprocity information updates at least every 24 hours with fresh MLS® data and pictures" (VREB reciprocity). MLS Import checks for changes every hour.

A Model Note from the Boards' Own Sites

The boards' listing sites include this note: "NOTE: VREB MLS® property information is provided under copyright© by the Victoria Real Estate Board. VIREB IDX Reciprocity listings display in line with VIREB's broker reciprocity Agreement and are copyright © the Vancouver Island Real Estate Board." They add that the site "must only be used by consumers to locate and purchase real estate."

CREA controls the marks REALTOR®, REALTORS®, and the REALTOR® logo. CREA also owns MLS® and Multiple Listing Service®. VREB notes, "The MLS® Marks do not identify or describe a computer database of real estate listings."

How much does a reciprocity listing show? VREB says the Joint MLS Regulations set that first. Then you set it, through your website.
