The Pensacola Association of REALTORS® is a professional trade group headquartered in Pensacola, Florida. It mainly serves Escambia and Santa Rosa counties in the Florida Panhandle.

Membership Process and Requirements

Becoming a member of the Pensacola Association is a step-by-step process designed to make sure all members meet professional standards.

First, the applicant’s broker must submit certain documents to the association. These include a screenshot showing the applicant’s active status with the brokerage on myfloridalicense.com and the applicant’s email address and cell phone number.

The membership coordinator receives this information and starts the application process.

Next, the applicant receives a welcome email containing a New Member Application form, a National REALTOR® Database System (NRDS) ID, and login details for the PAR MLS and the PAR Member Portal.

The welcome email also explains how to complete required training, such as the Code of Ethics and the New Member Orientation.

New members must pay prorated membership dues based on when they join. They also pay a one-time $200 application fee. Payments can be made online through the PAR Member Portal.

To complete the process, new members must take several required training courses. These include Code of Ethics training, New Member Orientation, and MLS Orientation. Members who wish to access properties using the Supra lockbox system must also schedule an appointment to set up their Supra E-Key.

Market Presence and Property Statistics

As the organization behind the Pensacola MLS and the Gulf Coast CMLS, PAR provides its members full access to residential and commercial property listings throughout the region.

Recent data highlights several key trends in the Pensacola real estate market. As of February 2025, the median sale price for homes in Pensacola was $318,000, a 5.0% increase from the previous year. The median price per square foot was $191, a 6.4% decrease from the prior year. On average, properties receive one offer and spend around 98 days on the market, up from 78 days the last year.

In February 2025, 39 homes were sold, compared to 55 in February 2024.

The market is currently described as not very competitive. Most properties sell for about 4% below the list price. However, more desirable properties, often called “hot homes,” tend to sell at or near the list price and typically go pending in about 39 days.

PAR publishes detailed monthly market reports covering both residential and commercial sectors. These reports include current and historical data going back to at least 2023.

Members receive discounted pricing on these educational programs compared to non-members.
